Arrived 902am, no answer at the door. Spoke with property manager she said she spoke with homeowner and they are in another country. Said she will call the office back to reschedule.
DCM1: Heat complete, replaced 16x25x1 filter. System is heating and operating within manufacturer specifications at this time. Refrigerant pressures and temperatures are appropriate for indoor and outdoor weather conditions. Found indoor blower and coils are dirty, Indoor capacitor is weak 5/4.4 however is still starting the blower at this time. Spoke with homeowner about issues she decided to wait. Maintenance checklist and photos attached.
DCM1.5: Heat complete, replaced (2) F14x20x1 and cleaned washable filters. System is heating and operating within manufacturer specifications at this time. Refrigerant pressures and temperatures are appropriate for indoor and outdoor weather conditions. Found indoor blower and coils are both dirty, return duct work is not properly sealed and is not insulated in some locations. System does not have a water safety for drain line, if drain line clogs water will spill over primary drain pan. Need to schedule comfort advisor to quote updating duct work. Duct work look’s original to the home, system is 9y/o warranty expired in June 2021. Photos and maintenance checklist attached. Homeowner requested Monday for comfort advisor.
Arrived to system off. Put system in heat mode and went to indoor unit found blown fuse. Replaced fuse and turned fan on system ran, turned on emergency heat system ran, turned on heat and fuse blew unwired 24v to outdoor unit and tested system in heat indoor unit ran. Found rub out on low pressure switch. Wrapped wires in electrical tape to prevent wires from shorting out. Tested system in heat, and found that we were not getting 24v from contact on the defrost board. Spoke with homeowner need to get a senior tech out to confirm bad defrost board. System is operating in emergency heat now.

Did spm, system operating properly, installed condensation safety in line with drain because it had no water safety., found 35+5mfd dual capacitor on condenser weak on the compressor side. The owner chose to not replace at this time. I gave her a estimate.

DCM2 service 2 of 2 Heat: Changed (1) 16x20x1 filter,, Performed Heating Maintenance Per checklist, tenant mentioned on arrival that the system would not go into cool mode and would only blow hot air, after checking operation found that the thermostat was not sending 24v to the reversing valve, recommended to replace thermostat homeowner said that she has a spare nest thermostat that they will try first.
