Mini split leaking. Cleaned drain, draining properly.
Completed 2 system cooling maintenance, both units operating correctly at this time. Estimate for ss2 water safeties included. Replaced 2-16x25x1 filters.
1101 Regal Hills Lane Mableton, Ga 30126 Ac/Heat tune up complete. Replaced 16x25x1 filter, previous filter was extremely dirty checked blower wheel and found blower wheel has dirt starting to build up due to improper filtration dirt is not affecting airflow however it will as dirt keeps building recommend cleaning blower wheel and replacing filter frequently to keep system clean. Found outdoor capacitor is out of manufacturer range however is still operating at this time, if capacitor fails system will not cool properly. Found there is not a SS1 water safety, recommend SS1 on this application due to it being a furnace and if drain line were to clog water would run down the system potentially getting into the control board, gas valve, blower motor and other electrical components. Adding SS1 would shut the system off before water spills out, protecting the equipment. Found attic door insulator is ripped and is not closing all the way. Removed old equipment and installed new Rheem 92% gas furnace and 2 ton evaporator coil and a/c. Installed new coil safety switch, new condensation pump, new vinyl tubing, new pvc flue vent, new combo switch to power furnace and condensation pump, and new thermostat. Fixed water heater flue vent. Reconnected high voltage, low voltage, drain line, gas line, supply plenum and return plenum. Tested system operations in heating and cooling, set refrigerant charge.
2006 trane furnace and Goodman ac. Found flame sensor dirty, cleaned. Furnace operating properly at this time. Quote for maintenance is included. Comfort specialist coming out to quote replacing system.
Completed heat maintenance on heat pump, checked filter, operating properly
Uploaded a lot of compromised heat exchangers on all 8 gas unit heaters
DCM8: Heat complete. Upon arrival David Lester said they recently expanded and wanted us to check the two units in that building as well as the original 6. All 8 systems have compromised heat exchangers, meaning there is a greater risk for carbon monoxide to get into the building and/or cause systems to shut off due to cracks in the heat exchangers. Original 6 systems are approximately 26 years old and 2 systems in new building are 25 years old. Put compromised heat exchanger stickers on all units and informed David of issue. Left systems 1-7 running due to water pipes, sprinkler heads and product all being in the conditioned space. If we turn off units the water pipes could potentially freeze, cracking and then spilling water into warehouse. Set all thermostats to 50*. System 8 is not functioning the igniter control board has failed and system will not heat without igniter. Heat exchanger is compromised. Turned gas off to unit. Comfort advisor will need to give a quote for replacing

The coil sensor ohmed at 15000, which is 59 degrees so it is bad and needs replaced. The defrost board will not let the heat pump go into defrost it also is bad and needs replaced. I did Heat maintenance on air handler, upstairs unit, rheem. I cannot complete maintenance on outside unit due to unit frozen, cannot check pressures at this time. The parts is under warranty, labor. Primary drain line clogged - water in aux drain pan in attic Vacuumed water from pan, flushed drain line from attic out clogged - vacuumed line outside still clogged - worked drain line from inside to outside using nitrogen to free up clog - vacuumed lines and flushed with cleaner and water - tested with a gallon of water - drain line is now unclogged and free from debris at this time - primed drain line trap for proper drainage - some water may still be present in the drain pan and will evaporate over time - cannot remove every bit of the water
Removed old equipment and installed new carrier 2.5 ton heat pump and air handler. Installed new return plenum with 16x20x4 filter, new supply plenum, new zone board, new zone dampers, new emergency drain pan, new pan safety switch, new coil safety switch, 2 new thermostats, new surge protector, and new composite pad for outdoor unit. Reconnected high voltage, low voltage, drain line, supply ducts and all return ducts. Tested system operations, set proper charge.
