Removed old package unit and installed new carrier 8.5 ton gas package unit. Installed new thermostat, new disconnect box and fresh air damper. Reconnected high voltage, low voltage, drain line and gas line. Tested system operations in heating and cooling. System holds 4- 20x20x2 filters.
Arrived to no cool, disconnect was off, checked windings at compressor, identified open windings, bad compressor needs to be replaced. Compressor has been previously replaced. System is from 2011, R410 refrigerant, 9lb factory charge Photos attached
Arrived to water on floor, identified clogged drain line at pan to drain connection and throughout drain line. Cleaned and rinsed drain line and installed a union to easily clear drain line in the future

Tested both systems for functionality. Both systems are electrically and mechanically sound. Amp draws are 6.8-7.3 Amps with a RLA of 11.3 Amps The system with the thermostat located in the lab area is fully functional. All components are operating within manufacturer’s specifications. Refrigerant pressures and temperatures are appropriate for indoor and outdoor conditions. The system with the thermostat in the storage area is 2-3 lbs low on R410 refrigerant. System is a water cooled air handler. The entire strip mall is utilizing a centralized chiller/cooling tower to move cold water throughout each individual shop within the strip mall. The system works by using this cold water to condense refrigerant, without being able to determine if the water is flowing properly, proper diagnosis not possible. If H&R Block is looking to stay at this location for the foreseeable future, an easier long term solution would be to isolate from the water cooled system and install a traditional air-cooled system with a condensing unit on the roof
