Customer had us out because they were having different parts of their home back up and drain slowly. They already have had another plumber come out and he told them there is a belly in the line. I agree with that assessment and I called the home warranty company. I told them what is going on and to fix it we will need to tunnel under the home and replace the lines. We will also need to run a camera to see exactly where the issue is. The warranty company did not accept the claim because it is not normal wear and tear. I gave the customer a quote for us to run the camera in order to make an accurate estimate for fixing the issue, and told her that half the price of the camera would be refunded if she went with us to do the repair. She said yes, she wants us to come back to run the camera. Today we returned an ran our camera. We found the belly went from in front of the kitchen sink and then into the front office. Checked system and found cracked drain Pan. Ordered drain pan and will return to replace. Also found thermostat bad, not allowing reversing valve to open. Wired O with Y to run for now.
Evaluated system found slightly low on refrigerant, charged system to manufacture specs and tested operations everything is working properly at this time.
Installed new 16 SEER Trane 4 Ton Condenser. Charged system to manufacture spec operating pressures and tested operation. System is now cooling properly.
Discovered dual run capacitor in condensing unit internally shorted and failed. Replaced capacitor to restore proper system function. Installed a compressor start assist kit and search protector on condensing unit To prevent unnecessary failure and prolong the life of the s prolong the life of the system. Restored power to the unit and tested operation. AC system is now cooling properly. A restriction in the primary drain line and a heavily rusted drain pan was also observed during system inspection. Installed an airtight blowout valve and performed complete primary drain line flush and treatment. Replaced rusted secondary drain pan. Installed in-line float switch to prevent water damage to new drain pan and the home. Tested drain line function. System is now also draining properly. Additional notes: A heat load calculation revealed that the current 4 Ton system is only 80% of the total capacity needed for the home, accounting for the weak airflow upstairs.
