Terrific, as always!

This was Jake’s first visit to my home. But, as all the other employees from Family Heating, he was great. He did an excellent job completing the maintenance check of my AC and also a couple of issues I questioned about my furnace. He was knowledgeable, professional and informative. Listened to my concerns and paid attention to detail.

Called out for water leak in furnace room. Plumber was out and said it was related to the furnace/flue. Water pan for water heater is full of water and underneath has moisture- possible crack in pan or adapter for water heater drain line. Pulled off shield to water heater and found more water Internally on shelf and seam of water heater is rusted indicating water heater is leaking. No water streaks are on top of water heater or around furnace/furnace water safety pan. Went in attic and verified flashing was secure for flue and found no water streaks indicating flashing was loose. Addressed second issue of low airflow to NW bedroom. Airflow is present but cfm is low, unable to access ductwork to that room due to space constraints in attic.

Performed B2 heating tuneup on gas furnace, this is last visit on current contract. Changed #35 water pad, cleaned humidifier and verified proper operation. Cleaned accuclean prefilter. System is functioning properly at this time. Passed carbon monoxide test at 0ppm. Addressed humidity and duct cleaning questions. Rebooted thermostat and recalibrate sensitivity due to input not registering.

Replaced saddle tap for humidifier because it had failed not letting any water in. Blower wheel has some buildup. Recommended cleaning. Everything is working well at this time.

Called out last night after cleaning due to noise heard at furnace and system not heating. After monitoring operation, water sloshing was heard at inducer motor. Verified secondary trap was cleared fully and found drain line kinked entering main line in crawlspace causing positive pressure on drain line preventing drainage. Fixed temporarily to provide heat for this evening. 10/28 returned to reconfigure secondary drain situation. Tapped into condensate line and added barb fitting for secure connection. Verified system operating properly at this time. No charge for visit due to how drain was originally ran.

Performed ac tuneup. Found condensate pump motor failed. Replaced condensate pump and added reservoir treatment. Verified proper operation of condensate pump. Ac is 20 yrs old, amp draws are within range, high side pressures are out of range and compressor failed megohmeter test indicating compressor insulation is compromised. Recommend proactively getting replacement quote before system completely fails.

Started Ac 4 times. No unusual sounds noted at start up. Checked amp draw on compressor and fan motor (documented in photos). Pressures and temperatures are good and monitored for 20 minutes. All readings are within manufacture specs and system is operating correctly at this time. Compressor has a slight humming but doesn’t seem abnormal. If issue occurs again, please call the office to have a technician check again.

Performed heating tuneup. During inspection, found ductwork very dirty. Hot surface igniter has worn marker visibly showing, this is indication HSI is close to cracking. Combustion motor is running within proper amp rating but bearings are grinding very loud, this is a sign motor is starting to fail. Failed powder cloud test- Combustion chamber should be sealed and not allow any airflow through heat exchanger. Inspected HX and did not visibly see any cracks, however rust is rampid on clamshell. carbon monoxide test is running at 4ppm of CO during inspection and system tripped high limit. Verified airflow was correct. Findings are indication of failed HX- overheating main limit. Recommend replacement of furnace due to severity of issues found and cost of repair vs replacement. System is 10 years old.
