I had a bad capacitor, reason for A/C not working. He was friendly, thorough, knowledgeable and helpful answering all my questions.
Technician arrived on time and service was thorough.
Added Freon, but couldn’t find leak-time will tell if repair works

We have a contract with them from the very beginning including this visit everything has been so easy. Noah was a technician this time and he worked quickly and quietly and explained everything in detail. These check ups are part of our contract and we are thrilled with their service. We have two AC/heat units and have been so happy with our purchase. Our sunroom is our third room which can be used year round even below 5° below zero.

Customer stated she started smelling oil today after maintenance. Checked both oil burners for oil leaks. Checked oil tank for leaks. Also ran oil water heater. Did not smell anything at this time.
Customer stated consistent noise from second floor system. Hears noise during winter and summer. Checked blower, blower wheel, zoning dampers, take off dampers, piping, ductwork. Anything that could be loose and vibrating. Did not hear noise at this time. Also checked bathroom ventilation ceiling fans and anything else mechanical that could possibly be making noise.
Performed ac tune up, checked all components, system is low on charge, lot of mold growth in the system as well, recommended replacement since it is 20 years old.
On start up the systems ramp up to max speed then go down to the set blower speed. Looked it up on Mitsubishiâ€™s site and found that this is normal
Performed annual maintenance on air conditioning system. Customer just changed return filter 16x25x1. Cleared condensate trap, couldnâ€™t see inside of coil due to it being in closed. Tested blower wheel capacitor which tested normal, took amp readings of blower which were also normal. At condenser took pressure readings which were normal, tested capacitor which was in range, brushed outdoor coil slightly dirty. Contactor in good condition. System operational and working.
Found system low on refrigerant again. Went over system with UV light found first floor system leaking. Got system back to proper running pressures so customer can use ac. Need to follow up with customer.
Systems not maintaining temperature throughout day. Checked over entire system operation. Found system running pressures and temperatures to be normal. Found both systems air filters and evaporator coils completely restricted. Washed filters and cleaned all system coils. Found biological growth in both air handlers. Installed two UV systems and completed annual maintenance on both systems.
Found condensate pump not removing water even when getting power, replaced and tested unit.
Found compressor not starting. Failed dual run capacitor. Replaced capacitor and checked system running pressures and temperatures. Maintenance to be scheduled next season.
Found a burnt wire on the blower motor, cut it back, out a new female stake-on in and the blower started to run. Systems blower s running. No other wires that are loose or burnt.
Performed ac tune up, also performed cleaning on the gas system.
Customer hears the noise in his daughters room, located directly over the washer and dryer machines. The washer and dryer rattle and shake a lot, also when I arrived there was an iron on top of the washer that was shaking and hitting a metal shelf and was making a loud noise. Customer describes the noise as a â€œjackhammerâ€. The ac system runs normally, it is most likely the washer and dryer since they shake a lot. Customer still thinks itâ€™s the ac system.
Completed annual maintenance on air conditioning system. Customer changed return filter 20x20x1 left one for him for next change. Cleared condensate drain trap. Coil was in closed so couldnâ€™t see it to clean it. Condenser pressures were normal, capacitor tested normal, contactor in good condition. System working and operational. Please mail invoice to customer.
No AC due to bad capacitor, replaced, tested, system operational, also found system low on r-22, recommend residential replacement.
Found condensate pump having power to it but not turning on, replaced and tested pump. It is operating properly. Renewed MA
