Everyone I've dealt with on the work I need to have done have provided great service. Tony was thorough in diagnosing the problem and quickly connected me to someone to discuss plan options with me to fix the problem. Billy was detailed in explaining the plan options to me so I was able to make the appropriate choice at the best price possible. He also ensured someone was available ASAP to install the equipment I needed to fix the problem I had. Matt completed installation of the new equipment for me. The installation required a long time but Matt was very professional and did a quality job. After the installation, Matt removed my old equipment and my basement was spotless from his clean up. Even though it was a long day for him with installing the new equipment, Matt took the time to test and ensure it was working properly. He also took time to explain to me how the new equipment works. I feel so fortunate that I got my service from Folkes Home Services and have already made recommendations to friends.

Found failed electronic control board with heavy water damage to board and blower. Pulled blower and found two heat exchanger eyelets laying on top off blower. Opened evaporator coil and inspected heat exchanger. Found cracks where missing eyelets had rust off of heat exchanger. Left furnace off. Customer to get replacement estimate tomorrow.
Service for leak in basement. Inspected and determined that the leak was coming from an upstairs steam radiator valve. The valve was wrapped with paper towels from when it was installed many years ago. There was not leak at this time. The packing nut on the valve was slightly tightened. The wood u set the valve was wet and rotted which showed that this small leak has been present over time. Estimate was provided for replacement of the steam radiator valve and 1/8†air valve. Manager on location will keep an eye on condition and schedule replacement if leak returns. Owner authorized Folkes office to charge credit card on file for diagnostic fee.

Condensate trap for first floor system plugged and heat exchanger filled with water causing pressure switch fault. Washed out trap and checked system operation and drainage. Recommended annual maintenance to prevent these problems.
Customer had a major leak in home over the weekend from master bedroom hydro air handler causing damage to master bathroom, first floor kitchen, and basement ceiling, Sheetrock, insulation soaked, went to attic at air handler and found emergency pan completely full of water, emergency switch failed causing unit to not shut off when water was detected in pan, all thermostat wires going to master thermostat, boiler and condenser all under water, is most likely going to need new control board for furnace, emergency switch, new hot water coil for air handler, removal of water from emergency pan, system is going to need to be drained down to make repair and will need to be filled and purged with the addition of adding antifreeze to prevent systems from freezing over, and then system can be tested, air handler insulation is also soaked from hot water coil leaking, hot water coil more than likely froze over and burst when it was cold, customer had shut water off at boiler for that zone. Trap for second floor furnace was plugged with dirty removed trap and cleaned at kitchen sink until all debris cleared also cleared condensate line as well, inspected inside of furnace to make sure no other leaks, removed water from emergency pan and cleaned inside unit, tested system no leaks, also installed new return filter for customer.
Remove old tankless hot water heater and replace with navien tankless hot water heater new flu and fresh air Condensate pump re -pipe hot and cold pipe and’s start up all is good job was fenced
Arrived at customers house to perform annual service, no his furnace was very old and capacitor and inducer motor both tested week, explain to customer of issues customer did not want to do repairs due to age of the unit
Found system condensate drain trap plugged upon arrival causing water to overflow into emergency drain pan. Removed water from pan and cleared drain. Ensured proper draining of condensation. Customer has crack in emergency drain pan. Caused damage to two light fixtures on second floor upon our arrival. Some Sheetrock may also have some water damage due to insulation in attic being soaked. Dried pan out to the best of my ability. Customer declined MA at this time.
Heat exchanger filled with water. Cleared trap and drain. System running normally.
Customer had no hot water in home, went to on demand water heater and had a code of 991 abnormal heating, did a hard reset on unit and unit fired up and home had hot water, the code is for intake air nothing was blocked in system. System is from 2007 explained to customer that unit may be close to end of its life and spoke about Navien systems if it continues to happen customer will call for estimate to replace unit.
Arrived to customer house and saw relief valve was leaking, processed to check expansion tank to find platter was no longer Operating. Drained and replaced expansion tank and relief valve then bleed each zone.
