AC tune up on two systems with MA.
Performed ac tune up. Customer declined to let me inside to look at indoor unit. Checked pressures, capacitor and contactor. Pressures are good system is 20 years old, informed customer that we offer free estimates if she is interested in replacing system. System is operational.
System running but not keeping up to temperature. Found system low on charge added 1.5 pounds of R22 refrigerant. Tested system and customer checked air coming out of vents on second floor supply air 65 and return air was 80. System operational and working.
Found the condensate drain line clogged, blew it out with two co2 charges and tested the drain after. System is draining now and no more leaks.
Found gas valve locked out on gas water heater. Reset and burner lit, but went out. Pulled burner and found burner to be cracked. Inconsistent flame on flame sensor. Did clean flame sensor and stayed on. But burner needs to be replaced. Need to follow up with customer on pricing and availability to replace burner assembly.
System not running upon arrival, turned system on and system started to freeze over. Made sure all vents were open pulled return filter which was clogged. Had water on floor by unit. Pressures were low at condenser recharged system and lines werenâ€™t freezing over pressures and temperatures were good. Told customer to let ran run after system reached temperature just to help to get rid of little ice on coil.
Completed installation of UV system. Checked operation and repaired wiring in junction box. Collected remaining balance.

2nd Floor system low on r-22, charged, tested, system operational, recommend residential replacement.
Performed ac tune up. Delta t was 3 degrees, checked pressures, Freon was low, capacitor was bad. System was recharged with r22 last summer. Informed customer she has a significant leak and is losing Freon. Customer at first agreed to add Freon, change capacitor and contactor and then changed mind and instead would like to swap out system instead of putting more money into it. Customer would like an appointment with comfort adviser. System is operating, just no cold air coming from system due to Freon levels.
Performed ac tune up, checked all components, found second floor system low on r22, customer wanted it recharged. Added 2lbs of refrigerant. 1st floor system had some growth on the coil, the customer wanted a uv light installed, collected have the amount today. We will collect the second half when the work is completed.
Cleaned all ac systems, cleaned aprilaire filters and also ever system. Found second floor system low on charge and had dirty coils. Was able to clean the coils in place. Customer is having a noise come through one of the return vents upstairs, I was not able to fix this issue. We will need a senior tech to address the problem. Recharged the second floor system and unit is operating properly. All other systems looked okay at this time. Replaced all pure air filters.

Completed annual maintenance on two ac systems. Dual capacitor for first floor condenser tested out of range. First floor system in overall poor condition. Customer will try to get another season out of system. Put in capacitor replacement in as estimate.
Completed replacement of combustion Venturi intake valve. Checked ignition and combustion levels with combustion analyzer.
