Customer was getting heat in den on first floor and was only in that room, pipes were normal temperature upon arrival, went to boiler that has many zones and found the den zone valve jumped out from a previous company causing heat migration through pipes when indirect tank had a call for hot water, unjumped zone valve and had customer run hot water for about 5 minutes didnâ€™t get any heat transfer and pipes didnâ€™t get warm, also turned down water temperature on indirect tank from 140 degrees to 120 degrees. Customer will be calling to have boiler serviced just bought home.
Completed annual maintenance on one mini split ductless system from new install last year, filters spotless, indoor blower wheel clean, cleaned indoor coil, thermostat operational, turned unit on and tested delta t reading which had a difference of 20 degrees, at condenser tested pressures which were normal, took all amp readings which were all normal, outdoor coil clean. System operational and working.
Customer has a plugged boiler, pulled stack off and boiler completely packed. Customer needs to get in contact with his landlord first before any repairs can be made gave customer estimate and pricing to do repairs on boiler. Boiler is 34 years old replacement of boiler should be in the near future.
Performed annual AC tuneup on a mini split system with three heads. Unit was a little low on refrigerant. Recharge system with R410A refrigerant, also added UV dye to diagnose leak on a later date. Tested units. System operational.
Service for plumbing installed: arrived to home to go into basement to shut off water. Went outside and fixed broken line near pool equipment.I then went back downstairs and Removed 1 1/2 hp deluxe control box and pump saver from plywood board. Removed wiring and installed new 1as15 control box to wall wired in direct power and power going to pump. Install transducer and calibrated pressure. Cut into main line and ran new 3/4 pex line to existing irrigation line on other side off basement with proper shut offs. Went outside and removed hosebib and cut open hole in wall to access piping. Found that we needed a 6 inch frost free valve that we didnâ€™t have. Explained to customer how we would need to return customer is satisfied with service all working properly at this time.
Ac tune up x3. Cleared all drain lines. Replaced all filters with customer supplied filters. Tested all blower motors and capacitors. Took delta t readings, all units are between 16-18 degree split. Pressures for all 3 units are good, superheat is in the low 20â€™s for all 3. Capacitors all tested normal and no signs of pitted or burnt capacitors. All 3 systems take r22, customer purchased cans of Freon if systems ever needed to be charged. All systems running.
Service for leaking outside hosebib. Arrived to home to find that valve was leaking when it was turned on. Explained to customer who I would replace unit. Customer also showed me that the had leak in irrigation line. Went out to line and found that the pvc had cracked and was In need of replacement. Went inside with customer and found where the line came out of home found that this line was after treatment causing unnecessary ware on softener. Went over to well tank and found that customer had old Antiquated system that kicked on at 40 and shut off at 60 psi. Explained to customer how with this system there is pressure fluctuations. Explained how customer could get better pressure and performance if a constant pressure system was installed. Wrote up all estimates and customer went ahead with service we will return to complete sold work. Customer is satisfied with service.
Completed installation of WiFi thermostats for living room and bonus room. Tested heating and cooling operation. Replaced filter drier and repaired refrigerant leak for second floor condenser. Pressure tested, evacuated and recharged system. Completed annual maintenance on on three ac systems and replaced filters.

No AC 1st Floor due to bad crank shaft heater, causing breaker to trip, removed from sequence so i can operate system, needs to be replaced, also found system low on R-410a, leak search needs to be done, in order to evaluate proper repair for system, also found 1st Floor system that cools other side of home with frozen coil, system needs to be shut down and thawed out to properly assess next course of action.
Replaced the condenser fan motor, when I went to tested the operation found the motor not starting now. I had 91v coming from the breaker in the sub panel. Replaced the breaker with the correct size and brand breaker. When I turned in the breaker a spark and a seizing sound came from the main panel. Took a video of the issue. Brought the new home owner down to see what was going on. They will need an electrician to resolve the issue from here. The motor is replaced and the condenser should be operational once the electrical issue is fixed.
Customer stated warm air blowing through vents and compressor not on, system had 5 yellow flash code for compressor open, customer did have some mice in unit but inspected all wires nothing chewed, tested windings of compressor which all tested fine, reset unit and flipped breaker on system ran for about 30 seconds and fan barely spinning and motor smells burnt, system has new capacitor and hard start kit, found motor to be bad will need pricing and availability for new condenser fan motor will need to follow up with customer.
Found the indoor part of the second-floor master bedroom unit To be working fine indoors, Put my attention outside where I found a weak capacitor. Replaced capacitor. Tested unit, took supply and return temperatures in attic had a 18Â° split at supply and return. System operational.
Checked over operation of heat and ac. Certain vents through home either have been closed or disconnected. Ductwork not seized to modern manufacturing sizing. Very low air velocity. Checked air filter. Recommended to have ductwork in home renovated with zoning. Air conditioning refrigerant type MO99 (R438A).
