Have been using Folkes AC for a number of years, but this was the first time I used their Plumbing Service. I had a recurring problem with sewage backup that other firms did not diagnose / fix correctly. The expert team of Tyler and Shane, found and resolved the problem, and kept the disturbance to a minimum. Was so pleased , I asked for and signed a service contract

Diagnosed problem quickly and got boiler working
Completed annual maintenance on on gas high efficiency Boiler, pulled combustion chamber and vacuumed, brushed with CLR solution and cleaned with fresh water, inspected fiberglass insulation which looks good, igniter looked good, flame sensor clean, did clean both, put system back together, boiler pressure normal, no leaks from any water components, boiler got up to temperature, took delta t reading for first floor air handler which had a difference of 53 degrees, checked antifreeze levels which were good, performed combustion and efficiency test which everything looked normal, system operational and working.
1 gas &2 A/C renewal
C/S Oil Boiler. Replaced filter strainer and nozzle. Brushed and cleaned boiler heat exchanger from side panel on boiler. All parts on boiler are in good shape. Boiler is a little rough on start up, attempted to adjust air and however oil shutoff sits in air band and lever for air band cannot be moved. System running normally. Gave pricing for ma and to bleed air from second floor zone, customer will remove air himself.
Arrived and only indoor blower come on. Indoor board would click as if it was trying to communicate with outdoors, after the click the display on the board would start glitching and indoor fan would shut on and off. Did a hard reset on system and after turning power back on everything began running normally. Informed customer if problem persists to give us a call and we will most likely need to replace indoor communication board.
Customer had no AC on second floor, hear air ha deer on but blowing very little air, went into attic to find suction line and bottom of coil frozen solid, filter wasnâ€™t plugged changed filter for customer she provided, will need to return to figure out why system froze turned system off to thaw off, also we were here yesterday for first floor for clogged condensate trap and customer still had water on floor which is more likely from bottom of return plenum which had water in bottom of it, put down towel to soak up water and for customer to check again in morning.
Found restricted condensate line on first floor,system. Cut and cleared line and checked pump with water.
There is currently a three handle shower valve that is leaking from the hot and cold stems. The current shower valve was installed in around 2003 and recently rebuilt about 6 months ago. Customer has had the drain re done. The tub water rand overflow have been replaced. Due to its age, it is recommended that the shower valve be replaced with a single handle antiscald shower valve and conversion plate. Will have to cut open the tile wall and the Sheetrock wall to access the piping and the valve body. Provided the quote to the customer and she will follow up on when she would like to have the work done.
Completed annual maintenance on one oil boiler, vacuumed combustion chamber and customer wanted me to do chimney piping all the way and clean out bottom of chimney, changed filter nozzle and strainer and bled oil lines took combustion test which everything looked normal, drained steam boiler down until water was clear, and fed water back into boiler, also cleaned one oil fired water heater, changed filter nozzle and strainer, vacuumed chimney flu, bled oil lines, took combustion test which everything was normal, also performed annual maintenance on air conditioning system, cleaned indoor coil, cleared condensate trap and line, changed customer provided Merv filter 20x20x4, delta t reading at 17 degrees, at condenser tested capacitor which tested in range, contactor tested normal, standing pressures normal. All systems operational and working.
No AC, found clogged air filter, needs to be replaced, also system on empty with refrigerant (r-22), explained to customer we can only charge or focus on residential replacement due to type of refrigerant in unit. System not operational.
Ran new supply duct to first floor and added a vent. Tested system after install.
Found the breaker off to the condenser, the thermostat was taking a while to calibrate and wouldnâ€™t allow me to start the system. Jumped the thermostat on and the ac started working. As for the duct work, evaluated and went through it with the customer. She wants the one vent for the first floor put in tomorrow. Here is insulation out in downstairs and also the Sheetrock is hung now on the first floor. Spoke with the service manager about the job
Arrived and performed ac tune up on two systems. Found the first floor unit drain clogged. Cleared and added a cap to the clean out pipe. Checked all filters which were washable and clean. Outside the customer has weak capacitors in the condenser. Recommended to replace but the customer will wait at this time. No other issues to report.
Ac working properly. Temp split at 20. Pressures at 70/203. SH 3.6. Customer needs to turn ac on before house gets hot or else unit will not cool properly and will struggle to reach temperature. Both units are 20 years old.
Arrived and found the blower running and the condenser running. Looked into the condenser more and found that the compressor was nit coming on. It was not hot and was not in thermal overload. Tested the windings on the compressor and found an open winding. Went over the options with the customer. It is not the best option to put a new compressor in which would be an expensive repair for the system and still have 12 year old components still on the system. Gave the customer pricing for replacement of the entire ac system. We will be replacing the system Saturday.
4x12 metal duct work customer wants to run supply vent up to second floor bedroom which would be a 136 inches of duct work, also wants to add a floor register from basement supply metal ductwork which is 3 inches by 12 inches off of supply plenum, will need to put together a parts list of what will need to be ordered.
