I called (a little out of contract) and got an appointment in 2 days, Danny was punctual, very friendly, and did a great job. He answered all my questions, and pointed out 2 things we needed to remediate (1 of them being we were nearly out of oil, which I missed because our service is automatic). Thrilled, as always, with Folkes professional service. Love the new system where they send a pic and name for who’s coming out, was pleased to see Danny again.

To much heat in kitchen due to zone valve pushed open to Manuel position, so every time the boiler comes on to heat the indirect water heater, it would also supply heat to the kitchen, adjusted for customer and explained in details what was happening. Looked at wiring to make sure all wiring was wired correctly for zones valves, wiring was done correctly, also wanted to test all zones to make sure valves are opening and closing properly but customer declined.
Completed annual maintenance on heat pump side of ductless units one in dining room and one in upstairs bedroom with one condenser, pulled filters and brushed, cleaned indoor coils, inspected blower wheels which were clean, units clean on inside, took delta t readings of each unit upstairs at 35 and downstairs at 37, at condenser tested pressures which were normal, inspected and checked all wiring at control board, outdoor coil clean, turned remotes back to off like customer had them, system operational and working, Custer renewed her maintenance agreement.
Service for whole house filter change and water softener tuneup. Inspected whole house filter and found to be in need of replacement. Also advised customer that water softener required tuneup. Customer accepted; and all listed work performed to customer satisfaction. Customer supplied refill of required salt. System checked; and all in correct working order.
Oil leak at two fittings on boiler, took them apart and re-sealed with pipe dope also sprayed with brake cleaner so no residual oil, cleaned up oil on ground with oil absorption powder, tested, no leak.
Found boiler air bound. Customer ran out of oil before delivery. Bled system to release air. System operating to specs
Customer still not getting heat upstairs just like last visit, customer had changed circulator pump, still pipes not getting hot when I fired boiler up, found a small amount of air in lines, purged second floor zone through two cycles of boiler and tested system, pipes began to get hot, went to second floor and took a delta t reading with a 40 degree temperature split and about 110 degrees coming through vents, second floor now has heat also fixed damper on exhaust for customer as well weight needed to be adjusted.
Customer is selling home and inspector said no heat was being produced to second floor, turned thermostat on and air handler came on but pipes werenâ€™t getting warm, went to boiler and upstairs zone which is zone 5 was calling for heat, boiler came on let boiler get up to temperature and tested circulator making a lot of noise , tested all zone two and three which everything was working, zone 5 needs a new circulator pump customer has replaced this pump in the past he will get pump and replace himself.
C/S Oil Furnace. Brushed and vacuumed heat exchanger and exhaust piping. Replaced oil filter, oil pump strainer, and nozzle. Took temperature rise reading. Tested blower motor. Took combustion readings, results are on service tag. System is running normally.
Came to diagnose unit that was not cooling as well as before. Found air filter was plugged, recommended AC tuneup. Performed AC tuneup at time of diagnostic. Replaced air filter, clear drain trap, cleaned indoor coil, checked pressures. Unit had 21Â° split supply and return. Tested unit. System operational. Recommend duct cleaning. Recommend UV light.
Checked over operation of central air system. Customer stated kitchen area not cooling. Found one 6â€ supply duct in kitchen for cooling. High ceilings and skylights. Recommended to either add an additional supply vent to kitchen or an additional system to cool kitchen area. Need to follow up with customer to set appointment.
No hot water. Found water heater leaking, gave price for replacement. Found furnace inducer coming on, igniter glows but burners do not ignite, no propane in tank at home. Home is being sold and not being used. Will contact for moving forward with water heater.
Performed annual AC tuneup on 2 systems. Recommend replacing outdoor capacitor and contactor on First floor condenser. Capacitor was weak. Contactor was chard and pitted, both will fail eventually. Tested Units. Systems operational. Recommend replacing 16 x 25 x 4â€œ air filters as soon as possible. Drew arrow directions on your handlers. When Replacing, point filter arrow to direction of arrow I drew on air handler.
Customers first floor thermostat had no power, pulled face off thermostat and noticed C wire wasnâ€™t connected at thermostat which customer has a nest thermostat which need constant power, went to air handler and c wire not connected, connected C wire to common wires shared with Condenser, thermostat completely dead had right light blinking on top of thermostat indicating it was charging, could take up to a hour to charge.
Installed first company air handler in attic with Amana condenser, reconnect heating pipes, 20x20 media filter, T6 thermostat, secondary emergency drain pan with float switch, new zone panel. Installed first company air handler with Amana condenser, new lineset, condensate pump, new return box, 20x20 media filter, nest thermostat (existing), both systems working properly. Installed oil fired peerless boiler with Beckett burner, peerless partner indirect water heater, all new components required by boiler installation, pipping and wiring as needed for a 3 zone system (circulator pumps), need to add antifreeze before winter. All ducts and trunks have been cleaned for both systems. Vents were wiped down with disinfectant wipes as well as the boots.
Recharged two systems to get home owner by until we will come replace system.
