Discussed with Kurt and Danny, unit appears to have bad TXV. Possibly contaminated. Must vacuum compressor and coils after TXV repair. Did not find leak with leak detector or spray bubbles.
C/S Oil Furnace x 2. Replaced oil filter, 2 oil pump strainers, 2 nozzles. Bled air out of oil lines and checked for leaks. Replaced air filters for each unit. Brushed and cleaned heat exchangers. Took temperature rise readings. Tested blower motors. Performed combustion reading for each system and placed results on service tags. Both units running normally.
Completed annual maintenance on propane furnace, cleaned flame sensor, inspected igniter assembly, inspected heat exchanger which looked good, cleared all drain tubes, tested condensate pumps, tested pressure switches, changed Lennox pure air kit, took amp readings of inducer motor and blower which are normal, performed combustion and efficiency test which system looked normal, tested all zones, system operational and working.
Completed annual maintenance on air conditioning system, changed return filter 14x30x1, turned system on, inspected indoor coil which was clean, tested indoor capacitor which tested in range, gave customer estimate for UV light start to form small amount of mold spores in air handler, tested blower amp draw which was normal, delta t reading at 15 degrees, at condenser tested pressures which were normal, tested capacitor which tested in range, contactor looked in good shape, hosed down outdoor coil, turned system off at thermostat and system operational and working.
Service for sulfur smell, customer has noticed a sulfur smell. Customer would like to start with shocking the well and then see if the smell comes back they would like us to take a sample and send to the lab. Shocked the well using chlorine tablets. Let the well sit for about an hour and then flushed the water through the hose until we could smell chlorine. After that we ran the fixtures until we could smell chlorine at the faucets. Let the plumbing sit for another 30 minutes and then flushed the system again. There is still a little chlorine left in the system and we recommend that it set for a while. Also set the treatment systems to all regenerate tonight. Advised the customer to keep track of the water usage and to see when and if the sulfur smell comes back. If it doesnâ€™t come back they might be ok and the sulfur bacteria in the well was killed. If it does come back we will have to come take a sample and take it to the lab. Because this means the water that is replenishing the
C/S Oil boiler. Replaced oil filter strainer and nozzle. Brushed and vacuumed heat exchanger and exhaust pipe. Reconnected and sealed exhaust pipe back onto boiler. Checked all components. Bled oil line to remove air from line from replacing filter and strainer. Took combustion reading and placed results on service tag. System is operating normally.
Installed extrol 30 expansion tank for new install
Cleaned and serviced high efficiency oil boiler. Replaced strainer and nozzle. Brushed and vacuumed heat exchanger. Checked all zones and components. Unit was installed in 2020 all parts are new and in good shape. Unit shuts down at high temperature like normal and all pipes are hot. Performed combustion test and placed results on service tag. System running normally.
Folks arrived on 09/25/2021 for an estimate to replace the sump pump. Upon arrival customer showed me the pump and stated that it was approximately 20yrs old and was looking to replace. I left a few estimates for options to replace the pump. As well as replace the lid. Customer is going to think it over and get back to us. I then thanked the customer for choosing folks and left.
Install peerless indirect water heater 40 us gallon tank with drain valve on domestic and boiler side of system also replace relief valve on boiler
Service for no cold water in the shower: Arrived to the customerâ€™s home. Customer says their shower is not working properly and has never worked properly since it has been installed a few years ago. There is no cold water coming out the shower, but the hot water works fine. Asked the customer if we could take a look downstairs to check underneath the shower to investigate. There is a hot and cold PEX water line manifolds underneath the the bathroom, which branch off to all the plumbing fixtures in the house. Checked to make sure if the valves were on or off leading to shower. We noticed that there were signs of leaking on the tub drain underneath in the basement. It was brought to their attention. Went back upstairs and told the customer that we will need to pull off shower trim to do further investigation for the shower valve. We shutoff of the water for the shower so that weâ€™re able to to take a look at the shower cartridge. Pulled off trim and noticed that the shower mixing
Leak from the relief valve on the boiler due to over pressurizing system. Found the indirect tank feeding water into the boiler due to a bad coil in the tank. We will be replacing the indirect tank. We will need to replace the relief valve on the boiler included with this pricing. Roll in replacement through the back door downstairs.
Service for several dripping faucets. The shut off valves for the faucets do work however a few of the, are severely corroded underneath where they attach to the counter top. May have remove the counter top to remove the two 8â€ faucets up stairs or they can be cut off. Customer may want to rebuild the two 8â€ faucets and replace the downstairs 4â€ faucet as well as the kitchen faucet. The customer already has the new faucets ready to go and they do come with the new pop up drain assemblies as well. Will quote it both way, one for all new faucets and drains, and the other will be for two new faucets, and two faucet rebuilds. Service for estimate to install 4 new faucets and or repair them. Customer already has the faucets with the pop up assembly and supply line. Spoke with management because the customer would like a discounted price because he recently installed an hvac system with us and the customer was unhappy with the discounts. No AC, found compressor short cycling and suction line freezing up, checked air handler and found blower motor not turning over which is causing compressor to short cycle. Checked voltages, control board and capacitor, found capacitor reading zero MF, replaced, tested, fan motor working, Checked pressures levels are normal, system operational.
Installed Lennox Pureair filter and UV bulb. Tested unit. System operational.
