To much heat 1st floor due to bad zone damper motor for basement, replaced, tested, system operational. Damper motor was stuck in the closed position.
Upon arrival customer stated at night thermostat rises. Found thermostat running program. Took thermostat out of schedule and ran on hold. Thermostat turned on boiler and shut off with thermostat satisfied at 73.
Found upstairs thermostat not responding to controls or raising or lowering temperature. Replaced upstairs thermostat checked boiler zone valve and zone damper for proper opening and closing.
No heat due to bad aquastat, Aquastat not sending voltage to b1 & b2, replaced, tested, system operational.
Customer stated that home got very hot last night, came to home to find air handler running but no call for heat, found basement thermostat which is wired into second floor thermostat with the fan set to on, turned fan to auto. Tested zone valve which opened and closed from second floor thermostat and air handler shut off as well, tested a few times boiler came on and shut down when told so by thermostat, as of right now system is operational, customer may have a issue with thermostat she will try it and let us know.
Service for no water arrived to home to find customer had no water went into basement to find well tank water logged and pressure switch improperly installed and hotwater heater very rusted on bottom of tank. Customer just moved in last month and thinks someone turned off water. Explained to customer how well pump was not working and needed to be replaced. Customer has no idea where it is. Customer believes it’s on his neighbors property or in the house. Went over to this home that burnt down and just the foundation is all that is left. Customer explained how it was over there. Looked through tall weeds but can’t find it. Walked around whole house but could not find it. Customer has septic tank in back yard he showed me with to pipes sticking out of ground. Customers shower and sink water that discharges out of side of home. Back yard is very wet due to this. Gave customer rough estimate and he wants a different estimate to replace another jet pump he has in basement that pipe is c
Performed the air conditioning tune up. Cleared the drain, cleaned the evaporator coil and changed the merv 11 air filter. Outside I checked the pressures and electrical components. No issues to report. The system is from 2018. Washed the outdoor coil with the garden hose. Starting to see some dust and dirt build up around the vents. Mentioned a duct cleaning to the customer.
Arrived and the customer stated the condenser was running but inside was not cool. Found the compressor running but not the fan on the condenser. Found the capacitor for the fan bad. Replaced and tested the system. The customer is moving out of the home and needs it working right now.
