Cleaned and serviced gas boiler. The customer replaced his own Venturi on the boiler. Need the air adjusted with a combustion analyzer. Cleaned the boiler, set the boiler temp from 186 to 180. Tested the system and ran a combustion test and set the air on the boiler to factory settings. No other issues to report.
Tenant had no hot water in home, came to system and found pilot light out, spill switches not tripped, couldn’t see burner but wouldn’t light, pulled burner assembly out and found it covered in what looked like white dry paint material, pulled burner completely out and cleaned burner head and inside base of water heater, and also pulled flu pipe off and spiral inside water heater which was also clogged, cleaned and put back together. Lit pilot and burner came on and would run for 5 seconds and slowly die with light on gas valve dimming as well and would shut off, spoke with Kurt and found system to have bad gas valve and not burning right, will need to follow up with landlord tomorrow with pricing and availability for new gas valve. Office has CC for billing.
The customer is looking for a permanent fix for the boiler. The boiler is from 1994. The burners were hit by water due to flooding in the basement. The customers father used to work on the boiler to try and keep it running but he is no longer around. Went over what would have to be done in order to make it run but there is no guarantee if the system will not break down in the near future. The permanent fix would be replacement at this point. The customer would like an estimate for replacement versus repairs to show to his mother and they will decide from there. Gave the estimate and we will need to call to give the repairs estimate.
Service for main line back up: arrived to meet customer who brought us in basement where the main line was backed up. Gave customer estimate for main line snake. Customer went ahead with service. Snaked line and tried to camera it but clean out wouldn’t allow camera camera to go down line. Ran all water and checked into make sure clogged was not still not backing up. All working properly at this time. Customer is satisfied with service.
Service for water heater rupture. The existing water heater looks to be in great condition however the bottom of the tank burst and flooded the basement. Customer was away on vacation and came home to the basement being flooded. There is no signs of corrosion on the water heater. The tank had rotted from the inside out. No way of knowing that the water heater was about to rupture. Will have to install a new 50 gallon natural gas power vent water heater with a pan tied into the sump pum drain and a new thermal expansion tank. Will repipe the inlet and outlet of the water heater using die electric unions and isolation valves. Drained down the system and removed the old water heater. As a courtesy we cleaned the rocks out of the sump pump basin. Set a pan and tied the drain into the sump pump basin. There is no pump so we emailed a quote for installing a sump pump basin as well as a water treatment system. Set the new natural gas power vent water heater. Repiped both inlet and outlet wat
Arrived and found the rollout switch tripped down near the burner again. Reset the switch, pulled the entire burner out and cleaned it, took apart the flue piping and cleaned it out since it was a little dirty. Also cleaned the baffle in the water heater itself. Relit the pilot after putting the piping back together and tested the system. The water heater is drafting correctly. Noticed the plate that covers the burner assembly is getting a lot hotter than it should, the flame does nit seem to be as strong as it should be even though the burner is cleaned. If the pilot goes out for this same issue again we will need to come back and replace the burner assembly and gas valve. We have the model and serial number for the water heater and will need to get the part if the issue occurs again.
Found spill switch was tripped. It was very windy in the area last couple of days. More than likely tripped switch. Reset switch. Water heater fired right up. Let water heater cycle. Tested unit. System operational.
