Completed annual maintenance on one gas boiler, pulled burners and cleaned, vacuumed around boiler, tested water components and noticed expansion tank had failed due to boiler at 28 psi and tank rock hard, also noticed air vent very corroded, and while running system gas valve making a loud buzzing noise, replaced expansion tank, air vent and gas valve, purged 3 zones and a indirect water heater zone, took combustion test which was normal, gas pressure on new gas valve normal, tested all zones all came back hot on supply and return side, system operational and working. Please mail invoice to customer.
Arrived and found the boiler off with the sight glass not filled with water. Tried to manually fill the boiler with the feeder and it would not fill. The low water cutoff stopped the power from going to the burner so it would not turn on. Gave the customer pricing for the repairs on the 22 year old boiler. Since the boiler is older putting $1,600 into the boiler isnâ€™t the best option. Gave pricing for replacement. The customer will talk it over with her husband and give me a call with their decision.
Customer stated that condenser was not starting. Found system running upon arrival. Tested system running pressures and temperatures, running amps, contactor volt drop. Found capacitor failed on compressor side. Replaced capacitor and checked operation. Did recommend replacement soon due to age and condition. 23 year old R22 system.
Arrived to find customers second floor at 90 degrees and system off, went to attic to check air handler which is a hydro system and supply pipe to air handler scorching hot heating indoor heating coil, went to boiler in basement to find indirect tank calling for heat, customer is getting migration of hot water up to second floor coil, turned ball valve for pipes off and turned system on fan came on and compressor and fan motor came on, tested pressures which were 77/283 SH 18 SC24. Took temperature readings of vents which had a 20 degree difference, customers boiler is only a few months old husband will have company who installed boiler take a look and wiring and piping of boiler. Explained to customer how to stage down thermostat house on second floor is very hot. Customer does have a appt for residential replacement.
Found system operational at this time. Checked refrigerant levels. Have a 18 degree temp split. Checked coils. Coils clean. Air flow feels strong. Turned system on and off several times and system went on and off without any issues. Spoke with customer about the age of the units and recommended replacement. ABSOLUTELY NO ISSUES WERE PRESENT AT THIS TIME.
Unit was off when I arrived. Turned unit on. System began cooling immediately. Checked pressures, capacitor, amp draws. Everything seems to be working ok. Tested unit. System operational. Instructed customer next time they notice system is not working go outside check for a noises, hissing, buzzing. Check top of condenser to see if fan motor is hot to the touch. Turn off thermostat and restart after a couple minutes to see if that kicks it back on. Last two times we came system is working when we arrive.
Arrived and the customer stated the main system for the upstairs was not working. Turned it on and heard the blower come on. Went outside and the condenser was running. Checked pressures which were okay, temperature split was 19 degrees. Checked the capacitor which was a little weak, on hotter days the motors do struggle more to start and rely on the capacitor to start. Went over this with the customer and explained that this may not be the issue but at this time it is the only flaw I can find that may be causing the issue. The customer also said she has not had maintenance done in almost 20 years on the systems. Signed her up for a MA as well we will need to come back out and service them soon.
Customer had black particles coming from the Mitsubishi unit. Found dirt and mold growth on the blower wheel. Customer only wants the wheel cleaned at this time. Cleaned and tested the system. No other issues to report.
Completed annual ac tune up of one system. Replaced filter. Cleaned coils. Took temperatures and pressures. Recommend duct cleaning. No issues to report at this time of service.
Customer stated both zones would not reach temperatures. Checked the Freon charge and both were low. Between the 2 systems they took 3 lbs of Freon. Both are r22, went over this with the customer. He is looking to get another season out of them before replacement. Tested systems after recharge. No other issues to report.
Completed annual ac tune up of one system.
Ac tune up x2. One main system and a mini split for the dining room. Cleaned the filter on the mini split. The filter in the main system is changed by the customer and clean. No issues to report on both systems. Renewed maintenance agreement.
Steam Boiler running normal, but has a slight hiccup on startup and whining noise while burner is engaged, listener for sound from burner motor and oil pump very hard to determine if itâ€™s pump or burner motor. The burner motor is only a few years old, if noise gets any louder start with the pump and we will re test system. Left customer estimates for both oil pump and burner motor. System operational and working.
Found boiler cycling on pressure trol switch. Boiler pressure exceeding 4psi, and short cycling burner. Checked all radiators for full heat throughout and to see if angle valves were open. Also did full drain down on boiler. Bottom off boiler was plugged with iron. Flushed boiler and return, refilled boiler. Also down-fired burner from 1.25gph to 1.10 gph. Due to boiler being over sized for home. Customer also stated that would find high water level in boiler, sight glass filled. Domestic hot water coil in boiler being used as heating zone. May have hole in coil causing boiler to overfill. Customer will watch sight glass next few days to check water level.
Clean and service Gas with MA, also found both thermostats not responding for system, replaced, tested, system operational. System only doing radiant floor heating.
