Completed annual clean and service of one propane fired high efficiency wall hung triangle tube boiler. Cleared drain lines. Removed and cleaned flame sensor. Recommend acid flush on heat exchanger. Checked all components of boiler. No issues to report at this time of service.

Found relief valve leaking due to expansion tank being full of water and over pressurizing boiler. Closed off all 4 zones supply and return. Removed water from boiler. Replaced expansion tank, air vent, and relief valve. Filled boiler back up and removed air. Opened up each zone slowly to remove any residual air. Ran boiler, zones hot, no drip at relief valve, pressure is good. System running normally.
Completed annual maintenance on one gas boiler, pulled burners and cleaned, vacuumed around boiler, tested water components and noticed expansion tank had failed due to boiler at 28 psi and tank rock hard, also noticed air vent very corroded, and while running system gas valve making a loud buzzing noise, replaced expansion tank, air vent and gas valve, purged 3 zones and a indirect water heater zone, took combustion test which was normal, gas pressure on new gas valve normal, tested all zones all came back hot on supply and return side, system operational and working. Please mail invoice to customer.
Arrived and found the boiler off with the sight glass not filled with water. Tried to manually fill the boiler with the feeder and it would not fill. The low water cutoff stopped the power from going to the burner so it would not turn on. Gave the customer pricing for the repairs on the 22 year old boiler. Since the boiler is older putting $1,600 into the boiler isn’t the best option. Gave pricing for replacement. The customer will talk it over with her husband and give me a call with their decision.
Customer stated that condenser was not starting. Found system running upon arrival. Tested system running pressures and temperatures, running amps, contactor volt drop. Found capacitor failed on compressor side. Replaced capacitor and checked operation. Did recommend replacement soon due to age and condition. 23 year old R22 system.
