Hardness-12 Ph 7 Iron 0 TDS-118 Folkes arrived on 10/12/2021 for a free water test. Upon arrival I began by going to where the water comes in and see what is currently there. The customer only has a whole house filter at this time. I then tested the water from the kitchen sink and recommended that we install a water softener due to the customer having hard water. The customer is going to go over the options and do some research. I then thanked the customer for choosing folkes and left.
Service for leaking rear outlet /floor mounted / power flush toilet. Observed water at base of toilet which was mounted on a pedestal. Also observed that there was water inside the tank outside of the Power assist unit. This water was found to be leaking down the rear of the toilet onto the base. Customer was provided estimates for tank only replacement and also for full toilet and tank replacement. Customer advised that complete replacement would be better option as it would allow install to inspect and replace rear outlet gasket. Customer accepted estimate for complete replacement.
Service for water leak: Arrived to customers home. Customer led me to their utility room and showed me the water softener system they have. Softener is from culligan and is original to the house, from 1995. Everything in the utility room is the same age. Well tank is also old and is showing some corrosion. Boiler is also in bad shape and highly recommend a new one. Took a raw sample of the water 19 grains of hardness .05 ppm iron pH reading 7.0 Gave the customer an estimate for a new water softener system and a well tank. Was not able to give the customer a price for new boiler. Boiler is a 3 section peerless oil 3 zone with a coil. No stairs, right though the garage and into the utility room. Customer led me to their kitchen to show me the leak. Tested the faucet and drained the water. Faucet itself is leaking. Gave the customer a price to replace customer provided faucet and to re pipe water lines under kitchen sink. Valves under the sink are old and corroded. Vanity in master bat
Ran new low voltage wiring from condenser to air handler, also ran new low voltage wiring from air handler to thermostat, there was a link (R &O) on control board that needed to be cut in order to operate heat pump on air handler, cut, tested heat and AC , system operational.
Arrived and found the system off. Had the customer turn it on and found the system was running rough. Opened the ignition transformer to find the left rear screw that hold the hinge in place was drilled out and tapped but now stripped. The ignition transformer doesnâ€™t sit properly on the chassis and is twisted. The burner sometimes ignites and other times doesnâ€™t. The front screw that holds the ignitor down is snapped into the chassis as well. With the chassis like this the burner will never operate properly. We will need to get the customer pricing and availability on a new burner. Called N&S and they do not have this burner and are unsure if you can even get it.
Installed the thermostat and new router hub for it. The thermostat would nit connect to the unit. Tried calling tech support and could not get through before the customer had to leave. Needs us to come back tomorrow.
Cleaned and serviced oil boiler. Replaced the filter, strainer and nozzle. Brushed and vacuumed the heat exchanger. Found a weak ignition transformer and a very rusted out expansion tank. Replaced both and tested the system after the repairs. Performed the tune ups on the air conditioning system. Replaced the two filters, checked pressures and tested. No issues to report. The system are about 16 years old. Replacement is recommended. The customer in interesting in going with all electric in the house and to do away with the oil heating. Told the office to schedule for a comfort advisor to come out and give estimates in the best options for this.
The customer had their kid hit the thermostat with an item. Ordered the thermostat from Lennox. It will be in next Tuesday. Order# 33269103
Cleaned and serviced oil furnace. Found the ignition transformer weak and the electrodes very burnt up. Replaced those and also changed the filter, strainer and nozzle. Took a combustion test after the cleaning. No other issues to report.
Found outdoor unit not running. Tested capacitor found out of range. Pulled disconnect to find terminal broken off and melted. Removed and replaced electrical disconnect and run capacitor. Checked refrigerant levels low on R22. Customer would like estimate for system replacement.
Service for leaking bathroom faucet: Arrived to customers home and introduced ourselves. Walked inside and went to powder room found that faucet was leaking and need cartridges replaced. Looked under the sink and saw corrosion around supply lines up to faucet. Suggested to replace entire faucet and gave them an estimate, which they agreed to work. We then did a plumbing inspection throughout the home. Checked toilet internals and all their plumbing fixtures which were fine. We highly suggested to replace angle valves throughout the house, gave price to install all new angle valves for all plumbing fixtures throughout the house. Agreed and signed to do that job. Went to the utility room, and noticed condensate pump on hvac unit was not working. Checked electric up to the pump. Needs new pump, gave price and agreed to replaced. Completed annual maintenance on 21 year old R22 system. Found system to be low on charge, current running pressures are 41/142psi, sub cooling 1, superheat 57. Manufacturers recomendation 76/225psi, with sub cooling 10, superheat 15. Temperature differential 11. Customer states system has been cooling normally. Found GFI for condenser pump tripped. Reset and condensation pump removed all water. Need to schedule duct and drier vent cleaning. 3 year maintenance plan.
