Customer had stated that indoor coil was a solid block of ice, they turned system off to thaw out. Came to indoor unit which didnâ€™t have a return filter looked at bottom underside of coil which was completely plugged with dust and debris, removed return collar to access coil, vacuumed coil and sprayed evaporator coil cleaner on bottom side and top side of coil. Put everything back together took temperature readings which had a difference of 17 degrees, installed new air filter, went to condenser checked pressures 120/240 SH 20/ SC 5.8. Hosed down condenser coil. System operational and working.
Relocated thermostat to location indicated by costumer. System running.
Boiler operational, needs maintenance, checked transformer, cad cell eye, flue, nozzle assembly, found burnt back electrodes, also found leaking air vent, recommend residential replacement due to wear &tear and age. System operational.
Thermostat location is on the other side of the home, not properly cooling entire home, Need to schedule appointment to have thermostat re-located to center of home by installers.
Installed 2.5 ton 16 seer Amana ac condenser and matching 2.5 ton Amana air handler with ECM blower. New drain pan with float switch, Honeywell T6 thermostat, Merv 11 high efficient air filter. New Condenser pad. Linehide, lineset, drain line and low voltage wiring. All new plenums and duct work. Supply for each room and one central return. 9 supplies, 1 return. Built platform in attic for air handler. Started and tested system and tested drain line.
Second floor unit is the unit that is giving customer trouble. Unit was charged in August with almost three pounds, condenser kicked on with air handler when gauges hooked up pressures very low unit has a leak somewhere system is about 20 years old and has R22 refrigerant which is no longer manufactured customer will need estimate for replacement.
Completed annual maintenance on two AC units. For inside units cleaned coils, took amp readings of blower wheel which were normal, changed return filters first floor20x22x1, second floor 16x25x1, tested capacitor second floor unit in range, second floor capacitor did test slightly low but still in range, cleared condensate traps. For condensers second floor unit pressures tested normal, capacitor tested in range, brushed coil but a lot of fins bent. First floor condenser pressures were also normal, capacitor tested in range, coil was brushed as well. Both systems are R22 and getting old. But systems are operational and working.
Found system for second floor very low on refrigerant. Recharged system and tested system. System is cooling has a 17 degree difference between return and supply air. Also informed customer they are not making R22 products anymore.
Clean and service Oil x2, replaced, transformer (igniter) and Electrodes for 2nd Floor system, tested, system operational. Call to collect payment
