Found 2 zone valve motors not opening. Removed motors and tested ball valves, was able to easily spin both valves. Both motors were extremely hot to the touch. Replaced both motors and tested, zone valves now opening and closing. Tested all thermostats and zones. Both working normally. System running normally. Landlord has home for sale and does not wish to take out MA. Office has cc for payment.

Ductwork modification includes removing the existing air conditioning coil, replacing it with an un-cased coil, and increasing the volume of air flow by reconfiguring the ductwork. The existing ductwork is restricting the airflow. By doing the ductwork modifications this will increase the amount of air delivered to the supply ductwork. 11/23/21 Installed 3.5 ton Amana uncased evap coil, new supply plenum and ductwork near unit. Sealed off return at floor grill. *condensate pump on unit does not have a power outlet to plug into or vinyl tubing ran to it. Informed tenant of this, pictures included.

Customer stated they had no heat in front of house apartment, system was off upon arrival, had customer turn system on, out of the 10 vents only about half of them you could feel air flow from, system is one zone controlled by thermostat on first floor, went to basement to see ductwork which is a very long run that then goes up the wall, it’s a oil fired furnace and just doesn’t have enough air flow to push the air, would recommend adding mini splits to second floor instead of ripping through walls to try and zone system but we can give a estimate for both, also in back of house apartment tenant complaint was a musty smell and could see basement floor, the return duct is cut too short could add a return plenum extension so it could seal off duct and smell from basement would be gone.
