Completed annual ac tune up on one system. Cleared condensate drain line. Cleaned both coils. Replaced one 14x30x1 filter. Took temperatures and pressures. Delta t is 18 degrees. Customer advised of r-22 phase out.
Condensate line disconnected possibly from annual service. Did cause water damage to painting and table. Reconnected line cleared lines and ran water from inside of unit and draining properly now.
Replaced blower wheel and tested system. Everything operational and working.
Customer stated it is r22 system, leaking 1lb every 2 weeks, explained to the customer why we donâ€™t recommend doing leak searches on the systems. Talked about replacement and the systems we offer. Customer would like an estimate.
Customer shuts top floor unit off during the day then turns it back on around 4-5 oâ€™clock. Explained to the customer why this isnâ€™t a good idea as it sets the unit back and it will take a while for it to cool the house again. Checked over the system while I was here. Pressures and temperatures are good.
Replaced mini giant condensate pump and float. Tested operation.
Replaced burner motor and oil pump, started and tested operation, took pictures and videos of the boiler for the customer. Sent over through text.
Performed ac tune up on 4 head units and 2 condensers, put a follow up form in to replace a mini condensate pump that is not working properly. Checked all other components, systems are operating properly.
Water Heater installed yesterday, 6/06/20, not hot water to master bedroom/bathroom. Found Hot water Valve for that part of house was in the closed position. Placed valve in open position and hot water is now coming into master bedroom/bathroom. System is operating normally. No charge.
Installed 40 gallon electric water heater.
Found the oil pump seized and locked up, it also caused the burner motor to burn out, both would have to be replaced to start the boiler. Gave Harvey the pricing and he will have to send it up the chain of command. He will contact us in time.
Bottom element bad. Reset thermo breaker on unit. Customers hot water heater is 14 years old. Gave customer price for repair and new electric water heater will decide Monday because also would like quote for on demand water heater will need to run gas piping and ventilation outside.
Customer stated ac was blowing warm air, turned system on and it was running okay, hacked the filter and coils, system has higher pressure than normal for r22, the outdoor coil is a little damaged causing a higher head pressure. Checked the capacitor and found it was pretty weak, the compressor may not have started the day before when it was hot due to the capacitor. Changed it out checked the system.
Completed replacement of PCB, power and capacitor boards. Started system and checked system running pressures and temperatures. Tested all three zones. System operating normally at this time.
Found breaker for first floor system tripped. Reset breaker and condenser energized. Checked system running amps. System running at 18amps, breaker rated for 30amps. Checked capacitor, wiring and running pressures. After 30 minutes breaker tripped and found it to be extremely hot. Reset breaker and could hear sizzling inside electrical panel. Customer needs electrician to look at electrical panel.
