Service to provide estimates for replacement of existing 50gallon electric water heater. Customer was provided estimates at his request for 50 gallon and 80 gallon electric. He was also interested in estimates for 50 and 80 gallon hybrid electric water heaters. Customer will review estimates with his wife and contact company. Customer happy with information and advise. Customer also set up an appointment next week with the HVAC department for estimates to replace his oil fired furnace heating system with ducts.
Found boiler running properly. Reached temperature and pressure is at 20 psi. Found that the first and second floor share the same zone. Explained to customer that once the thermostat is satisfied for the first floor the heat will shut off therefore not getting anymore heat for second floor. Estimate for gas line: Customer would like an estimate to run a gas line for their stove only. Took a look around, made measurements, discussed about a few options. Gave estimates to do the gas line. Sent estimates to the email provided.
Folkes arrived on 01/04/2022 for a estimate to change ro filters as well as check the softener. Upon arrival I let the customer know that we would have to order the filters or that she can get them. Customer is going to hold off until June to get filter due to the house being rented out for the next few months. Also th softener is not plugged in due to the electrical outlet being removed customer is going to get it fixed as well. I the. Thanked the customer for choosing folkes and left.
Arrive to customers house to perform annual maintenance, while doing so I checked over all components we are combustion test, notice park on igniter was weak and capacitor for blower motor tested out of range recommended to replace replace them with strainer and nozzle
Arrive to customers house to perform annual maintenance, upon arrival tried using downstairs thermostat to turn on the boiler boiler would not fire while diagnosing the issue noticed zone valve was not working replaced zone valve, filter strainer nozzle, clean heat exchanger and ran combustion test
Service for no hot water: arrived to find thermostat was tripped. Checked elements and for power found all in perfect proper order. Reset thermostat and Checked water and found water to be getting warm. Customer is satisfied with service.
Customer has a on going issue where some times heat works and sometimes it doesn’t, found that aquastat is dropping voltages, barely have to touch aquastat relay and it kicks on, we replaced aquastat back in April of this year, I replaced it under warranty through Folkes, tested operation, boiler got up to temperature and shut off at 180 degrees, circulator kicked on, boiler dropped to 140 degrees and fired back up made sure supply and return pipes got hot which they did, also gave customer estimate to replace first floor and indirect zone valves showing signs of corrosion.
Found water heater leaking from pressure relief valve. 8 year old water heater. Found hard water deposits around elements. Gave customer options to repair or replace. Need to replace 38gallon low boys water heater in half basement with sT5. 6 stairs.
Performed annual oil cleaning. Customer declined MA renewal on AC and oil system at this time. Replaced oil filter, strainer and nozzle. Found ignition transformer very weak and electrodes burnt. Found zone valve corroding badly and downstairs zone valve starting to stick. Customer declined repairs at this time but emailed them estimate to review.
Completed annual clean and service of one oil fired boiler. Replaced oil filter, strainer and nozzle. Brushed passages. Cleaned flue. Wiped down boiler. Checked all components of boiler. Found transformer spark becoming weak. Recommend replacement of transformer. Performed combustion analysis and smoke test. No issues to report at this time of service.
Customer had no heat on first floor, came to furnace which customer had turned power off due to loud buzzing noise, turned power and a call for heat on and found inducer motor seized, replaced inducer motor and tested system, let system run for 20 minutes, took delta t reading which was 48 degrees, did show customer return filters which are looking dirty, customer will replace with his own filters, system operational and working.
