Jordans explanation, of the plumbing problems found, was very thorough and detailed. Will follow through with his suggested prep work, then the job can be started. Very respectful and thoughtful.

Condenser coil was extremely dirty causing lack of airflow to the outdoor unit, resulting in heightened refrigerant pressures. After washing the outdoor coil with water hose, pressures settled to acceptable levels for r22 (75/180). Airflow in the house is poor. Supply registers are crushed, haunting airflow even more. Compressor and fan motor on outdoor unit both sound very rough, but unit is now producing cool air. With age and condition of equipment I highly recommend replacing the system soon.

Crawl space is full of sewage, customer is going to get it cleaned up and call us back. I let the customer know that the estimate is subject to change once we can get in the crawl space to see exactly what needs done for repair.

Performed maintenance on equipment. Changed 16-25-5 filter and found no faults with operation of equipment. Thermostat is beginning to malfunction and discussed replacement of thermostat with customer. Also recommended surge protection for system as well.

Furnace repair visit. Discovered during heating repair diagnostics that the gas valve on their unit was bad. Replaced gas valve under 10&10 warranty. Confirmed customer has up to date carbon monoxide and smoke detectors in home.

Humidistat control was flashing e1 error code. Reset control but code came back after about 30 seconds. Replaced humidistat control and unit is back to normal. Customer had mentioned a rattling noise with condensate pump. I didn’t hear a rattle with it when I looked at it. Offered to replace pump but customer declined.

Arrived and found t-stat wires touching inducer housing and had melted through insulation. This caused low voltage short. Repaired wiring and replaced fuse. System fired off and is operating properly at this time.

Unit has a faulty thermostat and control board on heat pump. Unit will not shut off, wants to run even when there is no call for cooling. I believe that it has been running non stop for a long time now. Called lute about replacing board, they said that it is not under warranty. Recommended replacement of unit. Scheduled an estimate for new equipment Thursday 11-1.
