Performed anniversary check on furnace and air conditioner. Changed customer provided AA413 filter. Recommend surge protection and discussed comfort club renewal with customer. Renewed for another year.
Customer said condensate pump was leaking. Tested pump. Pump worked, however had a crack in the tank from top to bottom. Replaced pump. Tested new pump twice. Confirmed operation. Also fixed a kink in the tubing.
2022 Ruud package unit using AA313 filter. All checks good at this time and system is operating properly. Customer had previous issue during cold spoke with outdoor regulator on gas line freezing. Heating check has since been already done and gas pressures checked/adjusted but just noting in case future issue.
Package unit installed 2007 is putting out high levels of carbon monoxide (700ppm). Limit switch on it has been bypassed causing damaged to the heat exchanger. Customer has had multiple issues this unit and is ready to replace it. Customer is getting an estimate today 1-3pm to replace package unit.
Cleaned all duct and washed all grills. Informed customer that old White return grill are faded and look dirty but are clean. Installed 2 reme halos and confirmed operation. Informed customer that it smells persist out of certain vents flex duct may need replaced. Informed customer some boots are falling out due to subfloor damage.
Customer said furnace was not working and heard a loud pop at the stat. Looked over the furnace and diagnosed a bad stat. The pop was one of the batteries blowing. Replaced stat, tested and verified operation. Also informed customer of rust in the heat exchanger.
Thermostat showed outdoor equipment fault once when customer switched to cooling yesterday but the unit has been working for them. Checked outdoor unit. Refrigerant charge was off from when we charged it when it was cold outside. Added 10 oz of refrigerant to correct refrigerant charge. Left system running with a 114/218 refrigerant pressure and 20 degree temperature drop.
Outdoor unit was out of refrigerant. Nitrogen test found leak on low pressure sensor line. Repaired leak and leak tested with nitrogen. Pulled vacuum and refilled system with 12 lbs of refrigerant.
Cleaned and checked one year old equipment. Changed customer provided filter and installed surge protection. Customer would like a reminder next month about maintenance plan.
Blower wheel needs cleaned, and upgrading the filter to a 1yr* filter to eliminate the washable filter.
11 yr old Goodman air handler had a mouse in the blower wheel causing bad vibration. Pulled blower to remove mouse and put back together. Customer was using supplemental propane heat and expressed having headaches using it. I checked for carbon monoxide but didn’t find any readings of it. Recommended carbon monoxide detector in the home. They have elected to get one themselves rather than use provide one for them. Customer was also concerned about a burning smell. Smell was coming from dust burning off the electric strips and smell will dissipate.
Furnace flame sensor was dirty. Annual maintenance check was due in the next couple months, so we just did the tune up today.
