Customer called us out because the equipment was not cooling properly. Upon investigation, Troy found that there was a leak in the evaporator coil. Suggested due to the age of equipment that full system replacement would be highly advisable as opposed to replacing Coyle. Customer agreed and came to terms on putting in a Dura star.

Today we visited for the downstairs AC unit again. This machine has been intermittently shutting down at unscheduled times. We learned the issue was a malfunctioning float switch/water sensor. The sensor was removed today to prevent false system trips. The switch will be replaced during the next planned filter replacement.
Today we visited because the downstairs AC unit thermostat kept going blank. We learned the condensate drain line was backing up. While on the roof we cleaned all three drains. The systems are on and working well.
Today James visited to evaluate the warm conference room. To better cool the conference room we dampened some air from the front offices to direct into the warm space. The ceiling diffusers were manipulated to allow more airflow. James will be in touch with Maireni for feedback and next steps.

Today we visited to determine why the thermostat went blank. We learned the unit had a clogged drain line. After cleaning the drain the system performed as it should.
Today we visited because the AC was not working. The drain line was backed up and this triggered the float switch and turned the unit off. If this issue continues we should consider eliminating the p-trap at the air handler because the unit has a trap where the drain goes under the building foundation.
