Previous tenant mentioned something has been changed or something is going on with the thermostat, and I need a tune up as well. Inspected Airhandler, Ductwork, and Heatpump. Cycled system in all stages. Measured temperature rise and tested all components. Ductwork Matching Trane System mfd 10/2000 Total required CFM of airflow for optimum performance 1000 Return ductwork totals to 600 CFM Supply ductwork totals to 790 CFM Recommend adding more supply and return. Air Handler Overall performance of equipment is good. Relay and transformer have been replaced. Run capacitor has been squeezed by straps. while reading within manufacture specifications this can cause premature failure. Contactor has signs of pitting. Drain line is clogged at ptrap.
