Ray F 8/10/22 Arrived to a blue club member tune up and the tenant met me at the front door. I introduced myself and asked how the air conditioner has been working. She stated it has been working pretty well. She informed me where the equipment was located and I proceeded to inspect the furnace. Replaced 20x25x1 air filter. I found the blower motor, wheel and housing to be clean and free of any obstructions. The capacitor is within manufacturer specifications and amps are ok. Wiring is in good condition. The evaporator coil is rusted and starting to deteriorate. Recommend cleaning. Temperature split is 19 degrees. Inspected condenser and found the compressor and condenser fan motor amps ok. The run capacitor is within manufacturer specifications. Refrigerant levels are normal. Contactor, wiring and disconnect in good condition. Cleaned condenser coils. System cooling at this time.
