I received a message stating that the tenant is calling in for repairs. I contacted the tenant and askew for the information to get approval from the homeowner to come out and see what we can do to help her and her no cool problem. She stated that she cannot get ahold of the owners but she is wanting to pay for the diagnostic fee and possibly a repair. I agreed to come out and inspect the system. Once I arrived I inspected the outdoor system and found it to be completely stopped up and the capacitor to have failed. I made this aware to the tenant and that I can clean the system and replace the part but there could be other repairs needed after this is done. The tenant agreed to the first repair only. I cleaned the system then cycled the system on with the new part. Once the system was dried out and running I checked all amps and refrigerant pressures and found the system to be looking like it’s a little low on charge and other repairs needed.
