-Performed CMA Full Service on 7 Split System Heat Pumps. Verified operation of kitchen oven hood exhaust and make up air. -System 1: Blower capacitor inaccessible. Unable to remove blower wheel for access due to location of unit. Recommend replace capacitor due to age & relocate to accessible location. -System 2: Fire alarm shut down not connected. Heat strips contactor not wired. -System 3: Sure switch for primary drain line is in poor condition and will not operate in the case of a drainage clog. Recommend replacement of overflow safety switch. No float switch installed on auxiliary pan. This has been recommended prior. Found fan runs with thermostat off of wall. Suspect problems with blower motor relay/board. Maintenance is okay with constant circulation, but system may need diagnosis on fan board if correction is needed. -All systems operating correctly at this time.

No float switch in place for auxiliary pan. Recommend replacement of safety switch and addition of auxiliary pan switch. Provided estimate $372.60 for both switches. -All systems operating properly at this time. Oven hood make up air still not operational as noted on first maintenance visit.
Performed cma full service on 7 split systems. Performed inspection on exhaust fan and make up air. System 4: detected leak in evaporator coil. Outdoor fan motor capacitor tested weak. Provided estimate for replacement of capacitor $200.50. Compressor capacitor tested weak. Provided estimate for replacement of capacitor $222.78. Recommend replacement of system. System 5: Air handler case it damaged on outside. Unit does not sit level, with slope to return side. This is causing condensation to run out of the supply side of the unit instead of properly through drain pipe. Causing auxiliary pan to fill. Will be continual problem until addressed. Recommend replacement of air handler. System 6: Found evaporator coil frozen, heavily corroded. Detected leak in evaporator coil. R22 system over 20 years old. Compressor is failing. Megged bad.
