Tech waited for tenant arrival to be able to enter home. Tech checked condensing unit outside while waiting and found no 24v call at Y circuit. Upon inspection tech found auxiliary drain pan in attic underneath air handler full of water. Water was high enough to trip float switch in pan. Pan filled with water due to clogged primary drain line. Tech cleared drain line with nitrogen and tested for proper drainage. System is back to draining properly. Tech removed all water from auxiliary pan and reset float switch. System is back up and cooling. Todays date marks exactly 6 months since last maintenance visit. No charge for cleaning drain and water per maintenance agreement. No charge for house call fee per premium agreement. Tech unable to reach homeowner via phone to inform regarding todays findings.
Tech performed ESA on system, tech found no challenges. System is running properly at this time. Tech noticed sweaty ducts and recommended dehumidifier, customer declined for now.
Tech performed two system ESA, tech spoke with customer about ez-trap and overflow switch for air handler in attic and customer approved, tech also spoke with customer about attic tent and customer approved, tech installed trap, overflow switch and attic tent. Tech also recommended surge protection on both condensers and customer approved, tech installed and finished maintenance, both systems are back on and working properly at this time.
Tech preformed esa maintenance per energy savings agreement tech found weak motor run capacitor for downstairs system brought up to homeowner attention he stated he would wait till it goes out. Finished esa found no further challenges system is operational correctly at this time.
Customer reported clothes not drying and moisture collecting inside dryer. Tech found flex connector to dryer vent to be significantly collapsed and some buildup inside hard pipe dryer vent in crawlspace. Tech doesn’t think vent should be rerouted. Customer approved 2 system ESA and dryer vent cleaning. Tech removed washer to clean flex duct behind dryer. Shortened flex duct by about 2 feet and reconnected to hard pipe in wall. Disconnected hard pipe in crawlspace in two places to completely clean out vent. Reassembled and sealed around endcap with clear silicone caulk. Customer also reported a mouse got into the house from dryer room supply vent. Also saw pink insulation come up through that same vent. Customer had vent sealed off with tape on arrival. Tech inspected entire 20 foot run of 6” flex and supply boot and saw no holes or chewed insulation. Tech was informed that no air flow was in the bed area but there was in gym room on 2nd floor once tech engaged unit tech went into knee wall door to see if there was access to duct work tech did not find any access to duct work but once tech entered bedroom area tech did feel air coming out of vents tech informed customer customer also felt air and tech turned unit off and air flow stop once tech turned unit on air flow began again te h collected for house call tech educated customer on maintenance plan but customer is selling house in next few weeks she is interested in tune up tech quoted $149 per unit customer will call back to schedule
Tech found the condenser fan motor not operating due to a bad dual run capacitor. Costumer approved replacing the 35/5 dual run capacitor with 2 universal capacitors. Tech gathered amp draws and found the condenser fan motor over amping, motor is rated for 1.4 and fan is pulling 2.0amps. Checked refrigerant levels and found the system to be low, 80/160. Delta T was not too bad, system is cooling but not efficiently. The evaporator coil is rusted and tech suspects a leak within the evaporator coil, leak search would have to be performed. Condenser is a 2007 model. Tech informed the costumer about the findings,Due to age(10+years old), potential refrigerant leak, possible future fan motor failure, and efficiency, system replacement is encouraged. System is now cooling but not efficiently, longer operation cycles may be expected on warmer weather. Costumer would like a quote on system replacement. mbeasley234@yahoo.com
