(DOWNSTAIRS) 14 YEAR OLD SYSTEM. FOUND SYSTEM PRESSURES WITHIN SPECS. COMPRESSOR WINDINGS ARE BEGINNING TO FAIL. RATTLING DURING OPERATION, EXTREMELY NOISY ON STARTUP, LOW AMP DRAW, AND ALL (3) WINDINGS READING BAD AT OHM METER. EVAPORATOR COILS HEAVILY RUSTED. COSTLY REPAIRS NOT RECOMMENDED. (UPSTAIRS) 22 YEAR OLD R22 SYSTEM. HANDED OVER TO FIELD SUPERVISOR BOTH SYSTEMS.
PERFORMED PTU ON (1) TRANE SPLIT HEAT PUMP. INVESTED IN PSA (1) SYSTEM. VERIFIED SUPPLY BOOTS ARE PROPERLY IN TACT.
Upon arrival tech found blower running at air handler but condensing unit was not running. Unit had a 24v call to come on, tech found no fault codes at board. Found high pressure switch with a loose connection at board, tech secured plug. Tech reset system and unit came on. Tech found pressures to be within spec. System is heating. Billing out to Lumenant for repair.
Tech preformed CMA INSPECTION on 8 Split Systems. Split System #5 is operating at this time but both condenser coil and evaporator coil are in poor condition, system is 29 years old. Tech does recommend replacing system. All other systems are operating at this time. Tech has attached system performance reports to invoice along with pictures.
Installed filter grill inside system and cleaned trash in the attic System 3 did not have a filter grill and will need one as well.
Tech replaced crushed start collar for return on Trane air handler. Secured new start collar with 3 screws and sealed with mastic tape. Reconnected 6” flex duct and secured with 2 panduits, mastic tape and FSK tape. There used to be a 12*20 filter inside old air handler. There is no filter slot in return box and no filter slot available inside new air handler. Returns in ceiling are fire dampers. AHU 2 needs a filter slot cut. Jerry says they take care of their own filters. Tech let staff on site know.
Tech found a 6in return flex on floor with collar all bent up tech was able to reattached to return box will need to return with new 6in start collar at earliest convenience unit is operating properly at this time
2023 model Trane AHU 3 indoor coil frozen. No filter installed. No filter slot in AHU. Returns are fire dampers that cannot accept filter. Need to cut filter slot for AHU3. Tech allowed system to thaw while diagnosing other unit. 2017 model Goodman AHU 6 dripping into aux pan and draining from aux drain line. Kenny got pic July 19. 2023 model Carrier AHU 3 no filter installed. Installed 20*25 filter inside AHU. Trane 2010 model AHU 4 appears no longer on site. Carrier AHU installed 12 days ago. Tech found thermostat blank due to black line voltage wire not seated into polarized plug. Transformer only getting 120v. Seated plug. Programmed Vision Pro from factory startup. Allowed system to cool for 10 minutes without issue. Recorded pressures. Tested drain. Tested heat mode and defrost cycle. Returned to system 3 after getting system 4 cooling and ensured indoor coil is thawed out. Tech found true suction service port valve core leaking below switchover valve. Uploaded picture. Tighte
Upon arrival thermostat was satisfied tech did ensure blower motor was at high speed airflow was correct in vents maintenance man did mention dinning area unit is down and unit 3 is trying to cool that as well tech did educate if all units are not operating correctly then unit will not be able to keep up as needed
Upon arrival tech found drain line clogged up and kitchen hood vents were on, not allowing to cool off kitchen. Pressures were within spec. Tech flushed out drain line and informed maintenance personnel to turn off hood vents inside kitchen. System is back up and cooling.

SYSTEM #3 EVAPORATOR COIL IS LEAKING. SPOKE WITH MR. CUPP. TOPPED OFF WITH REFRIGERANT FOR TIME BEING. ALSO SPOKE REGARDING CAPACITOR THAT WAS RECENTLY REPLACED ON SYSTEM #3 THAT WILL BE WORKED INTO PROPOSAL. FORWARDED TO COLBY TO WORK ON PRICING FOR REPLACEMENT.
Tech preformed recommended repairs from previous service. Breaker for AHU#1 was already replaced upon arrival. Tech checked unit and system is operating correctly at this time. Tech replaced capacitors on AHU#5 and HP Cond#3. Tech has attached pictures to invoice. Units are operating at this time. Director expressed concerns about Lobby / office unit. Tech advised director that leaking coil was diagnosed from previous visit and estimates were being calculated for repair vs. replace.
