FOUND LOW VOLTAGE FUSE BLOWN DUE TO LOW PRESSURE SWITCH WIRING SHORTED IN COMPRESSOR COMPARTMENT. TAPED OFF WIRING AND SECURED TO PREVENT VIBRATION. SYSTEM UP AND HEATING. INVESTED IN PSA (1) SYSTEM.
Tech preformed CMA FULL SERVICE on 5 Split Systems. System #4 was not operating correctly due to tripped float switch. Tech reset switch and unit began to operate. Tech believes switch was accidentally tripped by items being placed or fell on switch. Tech notified Parts Manager of challenge and possibly keeping area clear to prevent it from happening again. All Systems are operating within specifications at this time. Tech has attached System Performance Reports to invoice along with pictures.

NEED TO QUOTE EVAPORATOR COIL REPLACEMENT AS WELL. (NOT RECOMMENDED). (H BUILDING) FOUND CONDENSER FAN MOTOR HAS FAILED. 20+ YEAR OLD SYSTEM IN OVERALL POOR CONDITION. INDOOR/OUTDOOR COILS ARE CORRODED. HANDED OVER TO COLBY/CHRIS. $730.00 PLUS TAX FOR MOTOR. POTENTIAL FOR FURTHER CHALLENGES.
Owner and tenant let me know that tenant had a guy she knows charge the system due to finding it very low the other day. System is R410a. On arrival, tech found system cooling normally. Tech documented refrigerant pressures. Amp draws and capacitors are in specs. Jen from Prime Storage approved leak search and service call. Tech found no refrigerant leaks in outdoor unit. Tech confirmed very rusty indoor coil inside air handler is leaking refrigerant. Indicated on high, medium, and low signifying a large leak or multiple leaks in coil. System is 13 years old. Tech recommends either replacing leaking indoor coil or entire system due to age and cost of repairs. Alternatively, Prime Storage can add leak freeze or just monitor to see how long it takes to leak down. Tech let Jen know of findings. Need to follow up with Prime Storage regarding repair and replacement. Let tenant know that I cannot discuss any findings with her. The system is cooling. She will need to discuss any concerns
KEVIN AND MARQUS REPLACED 2 TRANE SPLIT HEAT PUMPS
Tech found 40 amp breaker for downstairs condensing unit tripped. Tech confirmed compressor inside 3 ton Goodman outdoor unit shorted to ground. Tested at terminals. Tech uploaded picture on ServiceTitan. Tech let Mr Buddy know that the office will follow up with him ASAP. Tech could not read model and serial number of upstairs 1.5 ton condenser or downstairs 3 ton air handler. Model and serial are missing from notes because they are unreadable. Tech checked upstairs system and found it running, but not cooling due to being very low (4-5 lbs) on R22. 5 lbs of R22 is $858.04. System holds 5.5 lbs total. Nearly empty. Customer opted to talk to Bryce today at 12:30 about replacing both systems. Has family staying for a week. Both systems are down.
