-Replaced outdoor fan motor capacitor on HP-5 per prior approval. -Installed EZ Trap on condensate drain line on AH-6 per prior approval.
Performed CMA inspection on 9 split systems. -System 2: Found no high voltage at line side of outdoor disconnect upon arrival. 3 phase power, all fuses tested good. Call at contactor but no operation of unit. Found and reset tripped breaker. System currently operating. -System 5: Outdoor fan motor capacitor tested weak. Recommend replacement of capacitor. Provided estimate $202.56. -System 6: No trap installed on drain line. Recommend installing EZ Trap to prevent negative pressure restricting drainage of condensation. Provided estimate $138.80. -System 8: Set thermostat to unlocked mode per maintenance request. System had still been set to cool upon arrival. -All systems operating correctly at time of departure.
Upon arrival customer stated system number 3 Vision Pro 8000 thermostat was locked out with an unknown passcode. Tech removed code lock per customer request. System is operating properly. This was not a recently replaced thermostat. Billing out to Lumenant for service call fee.
-Complete repairs as approved prior: -Install EZ trap and insulate at 4 air handler locations. -Insulate drain pipe at 1 air handler location. -Replace blower motor capacitor at 2 air handler locations. -Resecure ductwork insulation at air handler 7. -Replace outdoor fan motor capacitor at 4 condenser units. -Found system 4 off at thermostat. Performed cma full service on 9 split systems, 2 exhaust fans, and 1 make up air unit. System 1: Air handler leaking condensation from cabinet. Found cabinet not level, causing condensation to collect at return side of drain pan and leak out of cabinet instead of exiting via drain line. Recommend leveling of cabinet. System 2 not cooling due to bad thermostat wire and thermostat. Tech swapped g for black and changed faulty thermostat. System back to cooling suspect clogged drain due to water under system System 3 ( 23124NGY3V) we installed the July 14 2023 was cooling upon arrival this unit serves the nurse station Tech wrote 3 on thermostat. AHU 5 has issue with smoke detector relay , was bypassed upon arrival . Tech verified relay way bad. Serves dinning room Will need Smoke detector company to replace parts and troubleshoot smoke detectection system for unit 5 trane serial ( 183450AN3v) Unit 5 needs a new indoor txv ( 183450AN3v) will also need a 16cu in biflow filter dryer. Unit 4 living room Serial number F221204691 unit drain pan was full of water. Unclogged unit and system back to cooling System 3 which is a new unit which serves front nurses station was cooling as it should, only reason it could not keep up.
