Room 36 had a complaint of being too cold Tech determined system was heating but windows were open Found that system does not shut off Found source of short and made repair at that failure point Please be advised that there could be another failure but did not find another one at this time.

Upon arrival tech found one of the aux drain pans filling with water again. Tech found primary drain clogged causing primary pan to overflow. Tech cleared drain with nitrogen and removed water from pan. System is back up and cooling. No charge per recent service call.

7474* door code next to outdoor unit. Tech found aux drain pan on opposite side of drain trap to be full of water. There was some algae in trap, but not much. Tech suspects drain trap did not clog. Tech found condensate spilling out the back side of air handler. Left side from attic scuttle hole. Tech used isolator pads to raise the back of the primary drain pan to get water draining downhill to drain exit of air handler. Pumped the majority of water out of both aux pans and tested drainage with water. Couldn’t reach last few inches of water with transfer pump hose. Both float switches reset. System is back cooling. Allowed system to run several minutes and drain exit started dripping rapidly unassisted. Need to follow up on Monday regarding duct modifications. Duct system is unchanged. Curtis made sure to notate that they want duct system modified as needed to ensure proper airflow. Curtis approved service call and drain cleaning.

Tech recovered refrigerant charge, removing 21lbs of R-410. Cut disconnected compressor and removed. Installed new compressor, obtained and replaced filter drier. Pressure tested, evacuated and recharged with 21 lbs of R-410. Operating specs were 140/390 SH of 13 SC of 9. System is back up and running. Installers are returning to make changes to the ductwork.

Tech arrived on site and was met by the Senior Director for multiple nursing home locations Curtis Vickers. He reported that we installed return duct modification and a 7.5 ton split system (manufactured in 2021) and reports it has had several issues ever since. He first mentioned drain backed up one week after install and no heat calls the following winter. Also, Symbio main control board has been replaced by either Jackson and Sons or Carolina Comfort. Tech has documented that Michael diagnosed failed Symbio board. Carolina Comfort has recently been out and diagnosed shorted compressor. They also left copy of documentation indicating that duct system is providing inadequate airflow for 7.5 ton system. Curtis Vickers expressed concern and frustration that failed compressor could be due to low airflow. Mr Vickers says that Carolina Comfort reported blower moving only 2400 CFM of 3000 required CFM for 7.5 ton system. They say that the six inch branch ducts going to 4*10” ceiling regis

Laundry room system. Outdoor Goodman heat pump was not operating due to a low voltage challenge, tech corrected the challenges and system started up, tech found system 5-6lbs low on R410a refrigerant. The Indoor unit is a 80% Ruud gas furnace. Outdoor heat pump system is wired as a straight AC system. Tech recommends replacing the system due to age and cost of repairs just to get the system cooling. Benny spoke with his boss and decided to approve the repairs for today to get the system cooling and see how long the refrigerant lasts in the system and would like to wait on a system replacement quote for now. Costumer is aware that there is a leak within the system and that refrigerant could leak back out, and if the system is to be found low next time, then they would like to receive a system replacement quote. Tech charged 6lbs of R401a and got the system cooling. CMA(maintenance is strongly recommended). Collected for repairs today. Nbogonko@liberty-ltc.com

Tech verified that the Symbio control in the condensing unit is faulty. Previous company left thermostat in emergency heat but unit was not running. All control is done by the Symbio control. Tech temporarily connected wiring between air handler and thermostat bypassing the Symbio control to allow emergency heat to work. Office quoted $6806.00 plus tax to replace Symbio control with a 30-45 days ETA. Customer approved replacement of control need to order.
