Tech preformed CMA FULL SERVICE on 17 Split Systems and 1 Air Makeup Unit. Split Systems #1, #8, #10 and #11 have been replaced with New Systems and are less than 2 weeks old. *Split System #1 is new system. *Split System #2 is operating at this time with no challenges present but system is 19 years old. *Split System #3 is operating at this time but System was down upon arrival due to low volt fuse being blown. Tech replaced fuse and system began to operate. Tech could not find short in low voltage. Tech also found weak condenser fan capacitor, and recommends replacing. Tech has attached estimate to invoice for cost of repair. *Split System #4 is operating at this time with no challenges present but system is 19 years old. *Split System #5 is operating after blower motor was replaced. Tech was then able to service system and found system was not cooling properly. Tech checked pressures and found system is a little low on refrigerant but did not find leak at this time. Tech recommends

Found a 50a breaker off, tech reset the breaker for testing purposes. Amp draws on the condenser unit is within specs, compressor is rated for 24RLA amps and is currently pulling 19.7 due to the heat load and high outdoor ambient temperature. Refrigerant levels within specs. After 10-15 minutes of operation, tech noticed the breaker was getting hot and starting to produce an abnormal smell. Tech turned of the breaker off for safety purposes and recommended to have an electrician test and replace the 50A breaker at the main panel. Tech spoke with Anthony about the findings.

Outdoor condenser 7 was off at disconnect. Staff reported lineset on outdoor unit 7 freezing up. Not outdoor coil. Restored power and found high pressure switch tripped in heating mode very quickly. Switched to cooling mode and lineset started freezing up. Tech went in search of AHU 7 to confirm blower operation. Attic access in the middle section of back hallway is for AHU 7. Tech confirmed seized up 3/4 hp 1075 rpm blower motor. Tech recommends replacing 19 year old R22 split system over repairing due to cost of blower replacement, age, and EPA phase out of R22. Let Jeff Cupp know of findings. Need to provide repair vs replacement estimates. Let Gina know.

Tech was informed unit 14 thermostat was blank tech found thermostat did have power and system was operating. Upon further inspection tech did find power wires to variable speed blower motor was not tight enough and would loosen up when blower would ramp up causing system to loose low voltage power. Tech ensured connection was secured properly and cycled system. System is operating correctly at this time.

Tech preformed CMA INSPECTION on 17 Split Systems and 1 Air Makeup unit. Systems #1, #8, #10, #11 are still down from previous diagnoses on 8/29/23 and 10/4/23. Recommendations and Quotes have been sent previously. System #3 is down due to multiple challenges with blower motor, blower control relay and etc. Due to age and multiple challenges, tech recommends replacement system. System #5 is down due to failed blower motor module. Tech has attached estimate to invoice for replacement. System #2 is operating at this time but blower motor is operating over listed FLA, due to age and cost of repairs tech does recommend replacing system. Tech has attached estimate for repair to invoice for cost comparison. Systems #4 and #16 are in need of blower capacitors, tech has attached estimates to invoice for repairs. Mr. Shawn did ask tech about the air flow in laundry room. Tech advise that was priced and sent from previous service call on 10/4/23. Mr. Shawn also asked for a quote on mini split sy

-Performed CMA full service on 6 split systems and 1 mini split system. -Office split system (Payne 0460) outdoor fan motor capacitor & compressor capacitor tested weak. Recommend replacement of dual run capacitor. Provided estimate $322.61. -Third floor split system: Found condensate pump float switch not providing proper voltage to system. Recommend replacement of pump. Bypassed float switch to leave unit operational. Provided estimate for replacement of condensate pump $508.93. -Meeting room split system: Maintenance declines service to system air handler. States equipment is inaccessible due to renovations/storage. -Fitness Center Split System: Evaporator severely rusted. Deterioration of evaporator coil likely to cause condensation drainage issues. Cooling temperature difference not as expected. System ~15+ yr old, R22. Recommend replacement of system. -Kitchen split system: Cleared blockage in primary drain line with vacuum at drain location under 3 compartment sink. Recomme
