PERFORMED CMA INSPECTION ON 6 SPLIT SYSTEMS AND 1 MINI SPLIT SYSTEM. DUAL RUN CAPACITOR RATED FOR 70/5mf TESTED AT 57.7 mf on THE 70mf side. CAPACITOR DUE FOR FAILURE. RECOMMEND REPLACEMENT OF CAPACITOR. WITH A MEMBERS SAVINGS OF $53.33. 70mf CAPACITOR REPLACEMENT WOULD BE $322.61 ALL OTHER SYSTEMS PERFORMING PROPERLY.
Outdoor condenser 7 was off at disconnect. Staff reported lineset on outdoor unit 7 freezing up. Not outdoor coil. Restored power and found high pressure switch tripped in heating mode very quickly. Switched to cooling mode and lineset started freezing up. Tech went in search of AHU 7 to confirm blower operation. Attic access in the middle section of back hallway is for AHU 7. Tech confirmed seized up 3/4 hp 1075 rpm blower motor. Tech recommends replacing 19 year old R22 split system over repairing due to cost of blower replacement, age, and EPA phase out of R22. Tech was informed unit 14 thermostat was blank tech found thermostat did have power and system was operating. Upon further inspection tech did find power wires to variable speed blower motor was not tight enough and would loosen up when blower would ramp up causing system to loose low voltage power. Tech ensured connection was secured properly and cycled system. System is operating correctly at this time.
Tech preformed CMA INSPECTION on 17 Split Systems and 1 Air Makeup unit. Systems #1, #8, #10, #11 are still down from previous diagnoses on 8/29/23 and 10/4/23. Recommendations and Quotes have been sent previously. System #3 is down due to multiple challenges with blower motor, blower control relay and etc. Due to age and multiple challenges, tech recommends replacement system. System #5 is down due to failed blower motor module. Tech has attached estimate to invoice for replacement. System #2 is operating at this time but blower motor is operating over listed FLA, due to age and cost of repairs tech does recommend replacing system. Tech has attached estimate for repair to invoice for cost comparison. Systems #4 and #16 are in need of blower capacitors, tech has attached estimates to invoice for repairs. Tech spoke with Scott he informed tech they wanted to add a extra supply vent to the laundry room since a supply and return are 4 ins apart and just feeding air into itself tech took pictures. Unit 8 s#6793 tech found Daikin feeding the back hallway was low on refrigerant 88/229 410a tech recommended leak search. Unit 10 s#FS4S tech found low on refrigerant 62/167 r22 feeding the hair salon and hallway tech recommends leak search. System indoor fan is bad, that is the main reason for coil freezing up. Observed the compressor sounding like it had rocks in it. Quoted $5851.81 to replace compressor, blower motor and relay. Tech returned to replace capacitors on AHU# 9, 10, 13, and HP Cond # 15 and 16. Tech also replaced condenser fan motor and capacitor on HP Cond #4. Tech also repaired jumped wire and installed fuse on disconnect for HP Cond #1. All units are up and operating at this time. Tech has attached pictures of repairs to invoice.
Tech replaced CMA filters at return tech found no challenges at todays visit.
Tech preformed CMA FULL SERVICE on 17 split systems. Systems 6, 12, 14, and 17 are all in need of replacement. System 5 needs electrian to diagnose power issue to air handler, further information is on system performance repot. All other units are operating at this time but need some repairs. Tech has attached system performance reports and estimates for any needed repairs.
