Upon arrival tech inspected system 6 for meeting room and found almost failing dual run capacitor as well as corroded herm wire. Ran system and compressor is failing, megged in red range. Condenser fan motor is also failing amping at 1.5 rated for 1.3. Highly recommend replacing system over making any repairs as system is likely to fail very soon after replacing capacitor. Customer approved repair for capacitor replacement. Replaced capacitor. Informed supervisor to provide quote on system.
Upon arrival tech was informed indoor unit was running but outdoor unit was not. Tech found system not receiving line voltage due to a tripped 50 amp breaker in the main panel. Further inspected and found compressor shorted between start and run causing breaker to trip. Office will need to quote to replace compressor and 70mfd capacitor. Condenser breaker is left off but air handler is still running to help circulate air.
-Performed CMA Full Service on 6 Split System Heat Pumps and 1 Mini Split Heat Pump. -Mini Split System - 2006 LG 0.5 Ton Split Heat Pump: Elevator Room: No air filters in place, as previously reported. -System 1 - 2023 Goodman 4 Ton Split Heat Pump 7428: 3rd Floor: Damage to drain line between floors, as previously reported. Maintenance has been unable to find contractor to repair damaged pipe since renovations. Maintenance is currently draining condensation into tub and emptying tub as needed. Condensation pump was recommended for replacement prior due to non operation due to physical damage, but would not correct current drainage issue. -System 3 - 2022 Bryant/Carrier 5 Ton Split Heat Pump 4165: Kitchen/Dining: System has been previously recommended for addition of an EZ Trap to condensate drain line to allow proper cleaning & servicing of drain line/trap. Difficult access; additional time and materials needed. Provided updated estimate. -System 4 - 2010 York/Nordyne 2 Ton R22 S
-Performed CMA Filter Change at locations needed. No filters in elevator room mini split as previously noted. -Noah (maintenance) inquired about repair to drain line between 2nd and 3rd floor. Suspects drain line was damaged during recent renovations. Asked if Jackson and Sons could provide a quote for repair/replacement. Found pipe penetrates concrete between floors, advised a contractor would likely need to be contacted to perform such demo work. Pictures attached to job. Maintenance has replaced condensate pump at 3rd floor air handler but is currently having to catch condensation with a tub and drain manually. Would like to run a new condensation pipe. -Noah also inquired about an error code showing on pool dehumidifier controller. Found that system is a large refrigeration unit. Jackson and Sons does not service this type of equipment.
Tech preformed CMA FULL SERVICE on 17 Split Systems and 1 Air Makeup Unit. Split Systems #1, #8, #10 and #11 have been replaced with New Systems and are less than 2 weeks old. *Split System #1 is new system. *Split System #2 is operating at this time with no challenges present but system is 19 years old. *Split System #3 is operating at this time but System was down upon arrival due to low volt fuse being blown. Tech replaced fuse and system began to operate. Tech could not find short in low voltage. Tech also found weak condenser fan capacitor, and recommends replacing. Tech has attached estimate to invoice for cost of repair. *Split System #4 is operating at this time with no challenges present but system is 19 years old. *Split System #5 is operating after blower motor was replaced. Tech was then able to service system and found system was not cooling properly. Tech checked pressures and found system is a little low on refrigerant but did not find leak at this time. Tech recommends
Tech returned to complete approved repairs. Tech replaced blower capacitors on AHU’s #4 and #16. Tech also replaced multi-speed blower motor on AHU #2 due to over amping found during previous CMA VISIT. Tech also replaced blower capacitor. Tech replaced variable speed blower motor on AHU #5. AHU is operating at this time. Tech has attached pictures of repairs to invoice.
Found a 50a breaker off, tech reset the breaker for testing purposes. Amp draws on the condenser unit is within specs, compressor is rated for 24RLA amps and is currently pulling 19.7 due to the heat load and high outdoor ambient temperature. Refrigerant levels within specs. After 10-15 minutes of operation, tech noticed the breaker was getting hot and starting to produce an abnormal smell. Tech turned of the breaker off for safety purposes and recommended to have an electrician test and replace the 50A breaker at the main panel. Tech spoke with Anthony about the findings.
PERFORMED CMA INSPECTION ON 6 SPLIT SYSTEMS AND 1 MINI SPLIT SYSTEM. DUAL RUN CAPACITOR RATED FOR 70/5mf TESTED AT 57.7 mf on THE 70mf side. CAPACITOR DUE FOR FAILURE. RECOMMEND REPLACEMENT OF CAPACITOR. WITH A MEMBERS SAVINGS OF $53.33. 70mf CAPACITOR REPLACEMENT WOULD BE $322.61 ALL OTHER SYSTEMS PERFORMING PROPERLY.
Outdoor condenser 7 was off at disconnect. Staff reported lineset on outdoor unit 7 freezing up. Not outdoor coil. Restored power and found high pressure switch tripped in heating mode very quickly. Switched to cooling mode and lineset started freezing up. Tech went in search of AHU 7 to confirm blower operation. Attic access in the middle section of back hallway is for AHU 7. Tech confirmed seized up 3/4 hp 1075 rpm blower motor. Tech recommends replacing 19 year old R22 split system over repairing due to cost of blower replacement, age, and EPA phase out of R22.
