Upon arrival tech found system void of refrigerant, condenser coil is corroded from dog pee. Coil is in really bad shape and cannot be repaired. Photos on file. 7 year old system, system is out of warranty. Informed field supervisor.

Performed routine maintenance per energy savings agreement. Technician did not find any challenges while servicing equipment today. System is heating and cooling properly and holding a delta t of 20 degrees. Tech would recommend installing an over flow safety switch and EZ trap to prevent any potential future challenges to the condensate system. Customer did not approve today, tech added to estimate for review and approval. Customer renewed ESA via card.

Tech found no difficulties at this time. Homeowner states unit was having some troubles catching up on one of the hottest days so far tech informed homeowner outdoor temperature can play a big role of inside temperature. Tech recommends keeping door open and leaving windows closed so sunlight can not heat rooms up. Homeowner also mentioned low airflow coming from vents tech found return being proper size for unit. Tech tested refrigerant levels and tested for leaks. Tech informed to homeowner nothing is wrong with system but unit is wired on low speed for blower. Tech wired blower to medium speed and system is now cooling properly.

Tech found the duct flex connected, airflow was coming out of the vents on both sides of the mobile home. Tech checked the performance of the system and found normal pressures 138/302, 19 degree temperature difference. System system reaches 75 degrees set point. Costumer stated that they had insulation and water damage to the floor. Found the fan on continuously ON position, recommended to keep it on auto. Tech educated homeowner about our ESA plans and would like to discuss it with her husband first before making a decision. Emailed ESA form for them to review. Tech retuned to complete maintenance on condensing unit from our previous visit. Tech cleaned unit thoroughly, found no challenges.

Tech cleaned system thoroughly, water was cut off during service by city due to a busted pipe. Will have to come back out to wash coils on outdoor unit. Customer requests to have same tech come back out. Tech found no challenges with system, added access door for indoor coil on return box as well as union on drain line. Customer invested in one system PSA for one year two visits. Tech collected $403.52 in total by check for todays visit. System is operating properly.
