Tech found dual run 70/5 capacitor had failed on compressor side fan side is 4.7 slightly weak. Tech called Justin and informed him on findings he approved replacement with turbo capacitor. Once replaced system started up no issues tech did inform Justin if he had maintenance plan he did not he wants quote on maintenance plan as well. They have 2 straight ac splits and 2 gas furnace

Tech found system pressure were at 52/198 for r22. Tech performed leak search got hits on bottom side of evaporator coil. Compressor ohmed good at this time. Due to age and type od Freon te h recommend replacing system. S#yg2v

PERFORMED CMA FULL SERVICE ON 10 SPLIT SYSTEMS. SPLIT SYSTEM #1 AIR HANDLERS EVAPORATOR COIL WAS FROZEN ON ARRIVAL, PUT SYSTEMS BLOWER ON TO THAW OUT COIL . TECH CHECKED DELTA T WHICH IS TEMPERATURE DIFFERENCE BETWEEN RETURN AND SUPPLY AND IT WAS 10 DEGREES. DELTA T IS LOW WOULD RECOMMEND FOR IT TO BE AT LEAST 17 DEGREES DIFFERENCE. WILL HAVE TO ADD MORE REFRIGERANT IN UNIT TO SEE IF THAT WAS THE ISSUE. SPLIT SYSTEM #2 COMPRESSOR CAPACITOR RATED FOR 70mf TESTED WEAK AT 66.2mf. CAPACITOR DUE FOR FAILURE. RECOMMEND REPLACEMENT OF CAPACITOR. SPLIT SYSTEM #4 CONDENSER UNITS DUAL RUN CAPACITOR RATED FOR 45/5mf TESTED AT 38.9/5.01mf. TESTED WEAK ON 45{COMPRESSOR SIDE). CAPACITOR DUE FOR FAILURE. Tech performed ESA on 1 system. Gas Pack- tech serviced and cleaned system found indoor evaporator coil leaking refrigerant, compressor ohming bad and duct work under sized and in poor condition. Field supervisor out to verify challenges.

System 4 - Compressor Replacement. Tech pulled vacuum on system and charged with 5lbs and 7oz of R410A, factory charge is 8lbs. Rewired compressor wires and reconnected all other wiring. Will need to return to further diagnose low voltage short due to it blowing low volt fuse as soon as power was turned on. OD Disconnect had 2- 15amp blown fuses, replaced with 2- 30amp for the time being but will need 2- 15 fuses(small ones). Tech finished up charging the system with 3lbs of 410a refrigerant. and corrected the low voltage challenge. Short at the Reversing valve wire was identified. System #4 is back cooling. 30amp fuses at the outdoor unit will be needed to be replaced with 15amp fuses(small fuses).

Tech performed ESA on R22/propane gas pack. Found no challenges with unit despite age. Heating and cooling correctly. Ductwork is in the same poor condition as last visit. Tech recommends duct replacement. Customer will consider replacing ductwork at the same time as new unit if she needs to replace unit. Not now. Tech recommended extending ESA. Customer extended on MSA. May call in to switch to yearly.

Tech preformed CMA INSPECTION on 10 Split Systems. System #7 is down from previous diagnosis and due to multiple challenges tech recommended replacing unit. System #4 condenser is down due to compressor being shorted to ground, compressor wiring harness being melted and blown fuses in disconnect. Unit is approximately 3-4 years old so tech has estimate created for replacing compressor that will be attached to invoice. Also tech contacted office to set up a quote for replacing entire system to give customer options. All other systems are operating at this time. Tech has attached system performance reports to invoice along with pictures.

Replaced 8kw heat strip kit on AH#1(system #1). Tech had to cut the plugs and straight wire it by using wire nuts.

Tech was informed when unit runs aux pan leaks due to rust tech verified the aux pan is extrrusty and does leak tech did add alge water to primary drain pan primary drain pan was leaking water on back side tech was un able to visually see crack will have to remove coil to access back side tech also found unit is low on refrigerant r22 suspects 2-3 lbs at $161.92 per pound . tech recommend leak search tech suspects unit is freezing up due to low refrigerant thawing out and with back side of drain cracked leaking into aux drain pan which is rusted thro causing water leak into ceiling Primary drain pan $1376 plus tax aux drain pan replace is $1100.03. Tech recommend replacing unit due to having a leak will need to perform leak search to find if it’s repairable leak or non repairable coil which will put another large amount repair into a system 2005 r22 leak search is $86.06 manager said send up for approval s#6y1v manger turned unit off at this time to prevent future ceiling damage

Tech found system 1 not cooling due to a blown 35/5uf dual run capacitor. Tech also found thermostat wire corroded due to sunlight damage. Tech recommends replacing dual capacitor and 6 inches of thermostat wire. Tech let system 1 cool for 10 minutes. Tech found no superheat. Tech recommends thoroughly cleaning indoor and outdoor coils, replacing filter and rechecking R22 superheat and subcooling. System is cooling at this time. Tech found system 9 disconnect in the off position. On further inspection, tech found 25/5uf dual run capacitor miswired. Capacitor is reading in specs. Corrected wiring. Turned power back on and found no Y call. Tech found wire nut connecting float switch disconnected. Float switch tested good, but Y was broken due to missing wire nut. Reconnected float switch and found system back cooling. Tech found system 3 not cooling due to a failed fan motor. Jeff Cupp approved all repairs. No service call on system 3 due to recent repairs per Monica. Tech repaired

Tech return to preform approved repairs. Tech replaced fan capacitors on systems #3 and #7. Tech also replaced blower capacitors on systems #1 and #7. Tech replaced blower motor on system #3 and installed new capacitor All three systems are up and operating at this time. Tech has attached pictures of repairs to invoice.
