Excellent Service

Joshua Wright was here very quickly after we made the service call. He was nice, professional, and even complimented my employees on their attentiveness to detail in regards to catching the AC malfunction before causing further damage. He is an asset to the team!

Upon arrival tech ran hanging gas heater 3 and found flame rollout across all burners when fan came on. Inspected heat exchanger and located a crack, also verified with manometer test. Customer already has an extra heater that is new, informed field supervisor. Also recommend verifying snd checking flu pipe for any restrictions while old unit is out.

-Performed CMA Full Service on 4 Split System Heat Pumps. Performed operation inspection on 3 Exhaust Fans and 3 Hanging Heaters. -System 4 is over 25 years old, uses R22 refrigerant, and was found to have an evaporator coil in poor condition prior. System has been recommended for replacement, but was servicing a space not in use. System currently is set at a cooling temperature and is working correctly. -Found all equipment working as expected. Staff declines any proposal for replacement of System 4, intends to run system until it fails and reassess needs at that time. -Observed heavy ant intrusion at outdoor condensers. This could potentially lead to challenges with condenser electrical components. Recommend area around condensers be treated.

Tech found blower belt had snap in half causing unit to freeze. Tech had to go pick up belt at United and returned to install new belt. Also checked pressures and found they are within spec. Storage unit has already cooled down and thermostat is now satisfied. System is back up and cooling.

Tech preformed CMA INSPECTION on 8 Split Systems. Upon inspection tech found Split System #1:Auxiliary pan full of water due to primary drain pan backing up with condensation coming off of coil. Tech found drain line was clogged causing water to not flow properly. With further inspection tech found drain trap was not sufficiently sloped which caused sediment from drain pan to stay in drain trap and clogg drain line. Tech was approved to install EZ Trap. Also tech found Condenser #1 was operating, but had a weak fan capacitor. Tech recommends replacing capacitor and has attached estimate to invoice for cost of repair. Upon inspection of Split System #6 tech found Run capacitor had failed. Tech was approved to replace capacitor. System is up and operating at this time. Tech found Split System #7 was operating but had weak fan capacitor. Tech recommends replacing capacitor. Tech also found Split System #4 operating, system had weak blower capacitor, tech also recommends replacing capacito

Tech found a blank thermostat and no high voltage to AHU 4. Breakers were on but not sending voltage. Tech replaced breaker and found normal operation.

Upon arrival tech found condenser not running. Tech found breaker in the off position. Tech flipped breaker back on and tear electrical components of the system. Compressor and fan amp draws are within specs. Delta t is also within spec. No issues at todays visit other then breaker was in the off position. Commercial business to be billed out for todays visit.

-Performed CMA Inspection on 4 split system heat pumps. Verified operation of 3 exhaust fans and 3 gas heaters. -Split System 2: Observed audible buzzing sound at air handler disconnect when engaging condenser from air handler. System may be in need of electrical inspection/diagnosis. System operates as expected. -Split System 4: System is over 25 years old, uses R22 refrigerant and was found to have an evaporator coil in poor condition previously. Customer has been advised to consider replacing system. System services unoccupied space and is currently not in use. -All equipment operating properly at this time.

Tech arrived to preform CMA INSPECTION. Facility is still closed. Tech tried to preform inspection on Outside equipment but was unable to complete service because power to units has been turned off from inside the building. Tech did find a third system that was missed during previous CMA Visit due too unit being located inside locked fence. All recommendations of replacing systems due to challenges found during first CMA Visit still stand. Due to the physical condition of third System found and it being same age as previous systems tech would recommend replacing it as well. Tech has attached pictures to invoice
