-Performed CMA Inspection on 4 split system heat pumps. Verified operation of 3 exhaust fans and 3 gas heaters. -Split System 2: Observed audible buzzing sound at air handler disconnect when engaging condenser from air handler. System may be in need of electrical inspection/diagnosis. System operates as expected. -Split System 4: System is over 25 years old, uses R22 refrigerant and was found to have an evaporator coil in poor condition previously. Customer has been advised to consider replacing system. System services unoccupied space and is currently not in use. -All equipment operating properly at this time.
Tech arrived to preform CMA INSPECTION. Facility is still closed. Tech tried to preform inspection on Outside equipment but was unable to complete service because power to units has been turned off from inside the building. Tech did find a third system that was missed during previous CMA Visit due too unit being located inside locked fence. All recommendations of replacing systems due to challenges found during first CMA Visit still stand. Due to the physical condition of third System found and it being same age as previous systems tech would recommend replacing it as well. Tech has attached pictures to invoice

PERFORMED CMA FULL SERVICE ON 8 SPLIT SYSTEMS. SPLIT SYSTEM 6 CONDENSOR UNIT HAD A BAD POWER WIRE AT CAPACITOR, REPLACED BAD WIRE. SPLIT SYSTEM 5 CONDENSER UNIT HAS A BAD CAPACITOR, CAPACITOR RATED FOR 45mf WAS TESTED AT 42.5mf, RECOMMEND REPLACEMENT OF CAPACITOR ,CAPACITOR PRICED AT $229.69. ALL OTHER SYSTEMS ARE PERFORMING PROPERLY.
Tech performed CMA inspection on 4 split systems, 3 hanging heaters, and 3 exhaust fans. Tech found a roof leak above a wet ceiling tile in James Sanders office. Got pictures and let staff know. Tech found 5uf outdoor fan capacitor reading 8% weak for outdoor unit 2. Tech recommended replacing. Customer approved. Tech tested new fan capacitor and billed for repair. Reznor heater was under fired at 1.8” WC. Tech adjusted burner to 3.5” WC natural gas per data plate. Goodman split system for warehouse office is 28 years old. Indoor coil is very corroded, but system does not appear low on R22 refrigerant and is operating correctly. Tech recommends planning for system replacement due to age and condition. Nobody works in that office, so they will leave it be for now.

Upon inspection tech found 40mfd compressor capacitor reading negligible capacity. Recommend replacement. Replaced CU-6 compressor capacitor per prior approval.

Tech performed CMA inspection on 8 split systems. Tech found 40mfd capacitor on Condenser Unit 6 Holding no capacity. All systems are operating normally at this time. Tech has attached system performance reports and estimates to this invoice.
Tech arrived and found drain line stopped up, tech blew through drain with nitrogen and poured water through pan and line to verify proper drainage, tech found that system now drains properly. Tech turned system on and verified good delta t.
ANTHONY AND AUDONEL REPLACED A TRANE PACKAGED HEAT PUMP
Missing louder at the Exhaust fan by the dock. Took pictures of measurements and model and serial number. Office will contact costumer about the possible solutions. A worker came and left the receiving dock open for ups delivery purposes. Eric was contacted to lock up the building upon departure.
Tech preformed CMA FULL SERVICE on two split systems. Both systems are operating at this time but both show liquid line restriction. Due to age and systems being R22 refrigerant tech recommends replacing units. Tech has attached performance reports to invoice.
