We were called out to the house for concerns about flickering lights in the house During my evaluation I found a few outlets throughout the house with open grounds and wet locations no gfci. I also noticed that the outside meter can has three different tabs And is overloaded. When a meter is overloaded it can cause the issues the tenant Is concerned about. I was called out because the AC unit was not cooling. After completing my evaluation I found that the capacitor was faulty, when I replaced the capacitor the unit came on and is now cooling. While I was discussing the issues with the customer he asked me to give him an estimate on adding a mini split to the front room and possibly replacing the Existing 5 ton unit.
I inspected the electrical wiring in the hallway and master bathroom. I repaired some wiring issues with the three-way and four-way switches. I replace light switch in the bathroom. I inspected the breakers in the electrical panel outside.
