This is our first time working with Kings Electrical and I must say will use them again! The service was excellent and the upfront pricing was amazing! There was no guess work in what will be done in the scope of work. The technician was professional and follow all safety protocols for COVID.

Both existing air conditioning units on the roof servicing the warehouse are past their useful life expectancy. Both units are 14 years old. The units use R-22 Freon which is outdated and no longer permitted. Not environmentally friendly. The units have metal condensate pans which are rusting and leaking. The coil in one of the units has a leak someplace and causes the system to freeze up then defrost causing water to leak through the ceiling. The other unit has a defective condenser fan motor causing the system to overheat and shut-off. Both units are old and compromised and should be replaced.

A) Warehouse Area * Replace existing 7.5-ton system located on warehouse area. Installation of one new 7.5-ton America standard RTU to match exist curb. * Including new motorized damper, programable thermostat and dual cut off safety overflow switch. * Installation of one new duct system for 7.5-ton system with minimum duct drop down and 5 grilles in the plenum. * Return drop down with screen mesh. * System will have included one smoke detector on supply side with key station. B) Office Area * Installation of one (1) new Goodman 5-ton RTU including new curb, electric heater, programable thermostat, motorized damper, PVC drain and dual cut off safety overflow switch. *System will be ducted to existing supply and return main lines going to east offices. We will add total of 3 return drops. Permits & Inspections included. NOTE: All roofing penetrations, repairs, engineering (if needed) by owner. NOTE: Subject to building department review and approval.

Remove three (3) existing 1-phase electrical panels in Bay #3 Identify the existing circuits from the office area in Bay #3 and re-circuit them to the new 200-amp electrical service. Provide all conduit, wire and junction boxes required to re-route the existing circuits to the new panel. Disconnect and cap-off all old office circuits no longer being used. Upon arrival noticed two units with no power. Turn breaker at buss duct electric panel & units kicked on. Package unit running but in bad shape evaporate coil is dirty and has dust everywhere it also needs at AX35 belt a coil cleaning also system on cooling 2nd stage . For existing split system 7 ton in Bay #2 Unit slight under charged charged two lbs of 410 unit now has subcool of 12 degree . Completed check unit is cooling will need adjustment with returns since we eliminated Bay #1 ductwork to separate system. Also survey Bay #1 curb and a/h possible location & where we will cut in roof jack and stand.
