Replaced the rusted out heat exchanger in the York Rtu #20 for the High school music room. Verified operation after repairs.
Checked the York Rtu #20 for the high school music room for no heat. Found the flame roll out tripped due to a failed heat exchanger. Ordered a replacement exchanger from the factory special order. Also checked the York Rtu #10 for the high school Library for no heat. Found the inducer motor seized up from a mud daubers nest. Cleaned the inducer motor and verified operation.
Checked the Changeair unit #10 for no heat. Found the wiring shorted to the 460 x 240 volt transformer and the fuses to the transformer blown. Repaired the wiring and replaced the fuses. Verified operation. Checked the Changeair unit #19 for no heat. Found the same issue as the #10 unit. Made repairs to the wiring and replaced the fuses. Verified operation after repairs. Fuses were site stocked by the customer. Checked the York Rtu #13B for no heat. Found the inducer fan locked up and out on internal overload due to a mud daubers nest in the wheel. Removed the nest and verified operation.
Checked Rtu #18 for no heat. Found the burners full of mud daubers nests causing flame roll out trippage. Cleaned the burners. Verified operation after cleaning. Checked Rtu #20 for no heat. Found the inducer motor failed. Will pick up a replacement assembly and return to finish the repairs. Checked the Changeair unit #17 for no heat pump operation from a earlier date. Found operation normal after raising the set point temp in the Trane EMS. Returned and replaced the inducer assembly in Rtu #20. Verified operation.
Replaced the fuse block and fuses in the Change air unit #16. Also replaced the high and low pressure switches in the same unit. The fuse block and fuses were free gradis from Change air. Verified operation after repairs.
Checked the Changeair unit #16 for no cool. Found the breaker tripped to the unit and five of nine fuses blown in the control panel. Wired around and removed the corroded fuse panel. Started the unit and verified operation. Checked the system for the cause of the moisture that is getting into the control panel and causing the fuse failures. Made changes to the ECM blower motor program to slow the air flow down accross the evaporator to prevent condensation from being pulled off of the coil. Will return to replace the fuse block when parts arrive from the manufacture.
Checked two Grade school flex rooms for no cool from the registers in the rooms. Made ajustments too the supply dampers in the ductwork for proper air flow. Also checked the Changeair unit #16 for no operation. Found four fuses blown in the control panel due to water getting on the fuses causing a short condition. Dried out the control panel and replaced the fuses. Flushed the condensate drain and filled the trap. Started the unit and verified operation.
Upon arrival unit #10 was not operating at all. I found 2 fuses were blown. I checked all of the components in the unit and they all tested fine. I found that a plastic connector had dirty build up and with moisture it shorted out. I removed the wrong connector and replaced it with insulated wire connectors. The unit is operating properly at this time
Checked the Changeair heat pump #16 for too warm yesterday. Found the unit in cooling on arrival with the system at 50% cooling capacity, in dehumidification mode with a 65 deg discharge temp and room humidity 30.9% at a 50% dehumidification enable setpoint. Checked the program settings in the Tracer EMS. Found the active humidity setting "out of service" causing the unit to run in continuous dehumidification mode. Set the active humidity to "in service" and checked operation. Found the unit cooling normal with a 52.1 deg discharge temp at 100% cooling capacity after repairs. Explained the repairs to Larry and Travis.
Checked the Changeair self contained unit #16 for no cool. Found one of three fuses blown to the compressor contactor. Replaced the fuse and started the unit. Verified operation and checked for the cause of the fuse failure. Staff advised that the unit was making a chattering noise before it stopped cooling. Was not able to duplicate the chattering while on site. Bypassed the freeze stat and low pressure switch for testing. Will check back tomorrow the verify operation.
Finished the pm. Emailed Travis Laver a estimate and list of the repairs needed for his approval. Will return tomorrow to start the repairs.
Made the following repairs to the Hvac units after the preventive maintenance. Replaced the blower belts in the East and West units for the Annex gym. Replaced the furnace control board in the Annex unit #5. Repaired the condenser fan wires in the #1 condenser for the Grade school gym. Repaired the condenser fan wires and replaced the condenser fan capacitor in the #2 condenser for the Grade school gym. Secured the condenser fan wires in the #3 condenser of the Grade school gym. Replaced the compressor contactor and made refrigerant leak repairs to HP #16 for the Grade school. Leak searched and made refrigerant repairs to Rtu #29 for the Grade school addition. Replaced the compressor contactor in Rtu #17 for the high school. Replaced the belt with a site stocked spare in the boys locker room exhaust fan for the high school. All repairs were approved by Travis Laver by a email estimate.
Conducted preventative maintenance on AC units. Cleaned all coil. Inspected all electrical and mechanical components. Inspected all blowers, and belts. All repairs have been quoted and submitted for repairs.
