1-30-23 Mon 4.75 hr Walk in freezer in the kitchen is at 33° On arrival checked in with Jenny Then get up on the roof to check the condenser unit, there are bubbles in the the sight glass. Added 3 lbs of R404a just cleared the sightglass, outdoor temperature is 23°F Head pressure was down in about 175psi The headmaster control is function. Once I added the refrigerant noticed that the condenser coil had no airflow across it. Blew out the condenser coil with dry nitrogen I have better airflow now. Box temperature drop down to 17° However my superheat is about 20° Should be around 10° but the box is still warm Thermostat is set for -5° I spoke to Rick we need to do a good cleaning of the condenser and a check on the refrigerant circuit on a warmer day.
Checked Rtu #24 for no heat. Found the RTRM board failing the energize the blower. Jumpered the blower contactor for blower operation till the board can be replaced. Checked Rtu #25 for no heat. Found the unit heating normal. Checked HP #14 for no electric heat during low outdoor temps. Replaced two fuses for the electric elements, verified operation. Checked HP #19 for no electric heat during low outdoor temps. Replaced two fuses for the electric elements, verified operation. Fuses were site stocked provided by the customer.
HVAC system maintenance in Pleasanton checking bearings, blades, contactors, drain lines, electrical connections, and duct work & insulation.
Performed a plumbing inspection checking all sinks, drains, stops, tubs and showers, checked water heater. Found that on the hot side of the master tub water trickles out and same for master shower, took shower head off and found a calcium build up, cleaned out and tested, water volume was still the same, shower valve may be clogged.
Air Conditioning System Maintenance performed for a residential customer. Checked pressures, Amp draws, contactors and capacitors, checked bearings, drain lines and filters, checked blades, checked electrical connections. Cleaned condenser, checked temp split, insulation and duct work.
Checked the York Rtu #5 for the Home economics for no heat. Found the inducer failed due to open motor windings. Replaced the inducer motor and wheel. Also removed the relay board for the low voltage thermostat connections and repaired the solder joints. Verified operation after repairs. The inducer wheel was site stocked.
