All wiring is tight and in good condition. I found the inducer collector box drain line leaking into the furnace. I received permission and rebuilt a portion of the line so it could drain properly. The heat exchangers are in good condition. No refrigerant leaks found at this time. The refrigerant pressures are in correct range per manufacturer specifications. I completed our check sheets for the systems. The systems are working properly at this time.
Preformed maintenance inspection on main house heat pump. Checked indoor coil and found it to be clean. Preformed leak search on coil and didn't find any leaks at this time. Checked blower motor amp draw and found it to meet manufacturer set points. Checked outdoor coil and cleaned it per contract, didn't find any leaks at this time. Checked compressor and outdoor fan motor amp draw and found them to meet manufacturer set points. Checked pressures with gauges and found them to meet manufacturer set points with current outdoor temperature. Preformed maintenance on basement heat pump. Checked indoor coil and found it to be clean. Preformed leak search on coil and didn't find any leaks at this time. Wiped down blower motor wheel per contract. I arrived to the customers home and greeted her at the door. Spoke with the customer on how the systems been performing. I’ve had any concerns at this time. Customer showed me main systems thermostat saying auxiliary heat was running at 50° outdoor temp. Completed today’s maintenance inspection on both systems. Maintenance inspection, checklist uploaded pictures and videos. Address concerns with customer with main level system found failed low pressure switch causing outdoor unit not to run allowing auxiliary heat to operate. Quoted customer for a labor only repair customer would like to verify the JB labor warranty is expired paperwork shows 02/16/24 as the expiration date. Emailed customer incomplete estimate until office can verify for customer and send updated estimate. Returned to service
During my inspection today, the customer greeted me at the front door. They allowed me to come inside and they showed me around to all the equipment. They showed me the air filter(s). They were 2 16 by 16. They then showed me the thermostat. It was mercury thermostat. They then showed me the indoor unit and the outdoor unit. I got started by turning the system off at the thermostat and made my way to the air handler. I inspected multiple different components on the system, including the blower wheel/motor(clean), evaporator coil(clean), drain line (vacuumed, drain from the outside), ductwork(slightly dusty,), electrical connections/components, etc. I checked all of these components for proper operation and cleanliness. As well as to make sure that nothing was damaged. I made my way to the outdoor unit. Arrived at customers residence and was greeted by the customer and was led to the thermostat and it is functioning properly at this time. Inspected 20x25x2 media filter and it is clean at this time. Tape and ductwork joints are tight and neat at this time and without any visible air leaks at this time. Refrigerant lines are tight and neat and Arma flex insulation is tight and neat and without any visible defects at this time.inspected condensate drain and it is clear at this time. Ez trap safety switch is functioning properly at this time. Inspected CS1 safety switch attached to secondary drain port and it is functioning properly at this time. Inspected condensate pump and it is functioning properly and it’s discarding water from tank properly at this time. Inspected evaporator coil and it is clean on top and bottom at this time. Customer showed location of thermostat explained how he would get alerts saying uv light needed to be changed. System has humidifier no uv lights on the system. Initially put system in heat due to home being 67 degrees. Found kink in drain line on humidifier which had tear fixed line. Blower motor is clean amping within manufacturer specifications at this time. Coil is clean free of leaks at this time. When going to the outdoor unit found the coil clean free of debri. Inspected electrical connections on the system which were free of damage. Capacitor was in correct range along with system charge. Customer declined options at this time returned system to normal operation.

Coil is clean free of debri at this time no leaks detected at this time. Inspected drain line which was clean and clear at this time. When looking at the main level furnace filter was clean free of debris at this time. Gas connections secured properly at this time. Inspected reme halo which is operating properly at this time. Gas pressure is within manufacturer specifications at this time. Blower motor is clean free of debris at this time. Ez trap clean clear of debris at this time. Customer declined options at this time returned system to normal operation.
