I got started by turning the system off at the thermostat and made my way to the air handler. I inspected multiple different components on the system, including the blower wheel/motor, evaporator coil, drain line, ductwork, electrical connections/components, etc. I checked all of these components for proper operation and cleanliness. As well as to make sure that nothing was damaged. I made my way to the outdoor unit. On the outdoor unit I inspected multiple different components as well, including electrical connections/components, Condenser fan motor, Compressor, Motor amp draws, Refrigerant pressures(good), And the outdoor unit coil(chemical cleaned). During my inspection today, the customer greeted me at the front door. They allowed me to come inside and they showed me around to all the equipment. They showed me the air filter(s). It was a 20 x 20. They then showed me the thermostat.They then showed me the indoor unit and the outdoor unit. Completed inspection on attic system. Electrical connections are tight. Blower wheel and evap coil are clean. Blower motor and heater packs amping within specs. Cleaned and flushed drain line. No water safety on unit. Unit is level and draining properly. All ductwork is tight and secure. Reassembled system and proceeded outside. Completed inspection on outdoor unit. Electrical connections are tight. Compressor, cond fan, contractor, cond cap all within specs. Washed cond coil. Pressures are within specs of charging chart. All ops are normal at this time. Found terminal connections on water heater are leaking. Can see sediment seeping out of connection. Advised customer to have this repaired.
Upon arrival customer showed location of thermostat and crawlspace access. Blower motor was clean free of debris amping in correct range. Inspected coil which was clean free of debris no leaks detected. Tested drain line which was flowing properly at this time. Outdoor unit clean free of debris electrical connections clean tight and secured. Outdoor unit clean free of debris electrical connections secure amping correctly. Pressures were in range per manufacture specification at this time. Customer declined Options at this time to look at later on potentially.
All wiring is tight and in good condition. No refrigerant leaks found at this time. The water safeties are working properly at this time. I flushed the drain and it is flowing properly at this time. The refrigerant pressures are in correct range per manufacturer specifications. All motor amps are in correct range per manufacturer specifications. I completed our check sheet for the system. The Reme halo is working properly at this time. The system is working properly at this time.
Upon arrival located thermostats and systems location started on basement system. Found the filters in the home clean free of debris house was 65 and 68 degrees when inspecting thermostats. Coil was clean free of debri along with the blower motor. Drain is clear of debri at this time. Going to the outdoor unit found the coil clean no leaks detected. Electrical connections clean tight secure amping properly. Outdoor unit is clean free of debri. Electrical connections clean tight and secured capacitor in correct range and system charge is good. Looking at upper level unit found the blower motor and coil clean no leaks detected. Tested drain which is flowing properly at this time. When looking at the outdoor unit found it not level. Electrical connections are clean tight and secure system charge is in correct range. spoke with customer who approved for membership today Counts as her first visit.

While doing the cooling maintenance, I accidentally broke one of the doorstrike(clips) on the furnace door. I did put silicone on it so it can hold in place for the moment. Called Johnstone Supply in Richmond, per Ryan Goring, to order the part.

During my inspection today, the customer greeted me at her door. She allowed me to come inside. I asked her if she had any questions or concerns before we got started today she said no. I asked her to show me around all the equipment which she did. She showed me both indoor units, both thermostats and where she changes her filters. I got started in the attic Attic system. The only thing that I found was that the UVC advantage bulb that we had installed for her last year is now not doing its job properly. This is because of Lifespan of the bulb. It will be a year in April since we installed it. I gave the customer the option to replace that bulb with A new bulb which she did go with today. The attic system now passes my inspection. I also completed a drain line, flush and cleaning on both systems using hot water and bleach that was customer supplied. I also washed both outdoor units with chemical and water. During my inspection today, I started off by being greeted by the tenant at the door. She allowed me to come in. And she was able to show me around all the equipment, thermostat and filters in the home. I did notice that the filters were a little dirty. They should be changed within the next month or so. I inspected the gas furnace down in the crawlspace and the evaporator coil. Everything at this time is operating properly. There is no damage or debris on the unit. I then made my way outside to check the heat pump system, refrigerant pressures looked good within range. All electrical components were proper. And everything was clean outside. At this time like I said, everything is operating properly in the heating mode.
During my inspection today, I was going through the minisplit, which they said was not cutting them properly. Upon further inspection, I noticed that no wires were pinched or rubbing against any metal. There was no refrigerant leaks in. There was no error codes on the unit itself. I did find that the batteries in the remote controller for the mini split were low on charge. I asked the customer for two AAA batteries to replace the batteries in the remote. After replacing the batteries, the system fired right up and continuously ran for about 30 minutes. I cut the system back off and then cut it back on to ensure proper operation once again. The system started back up and has been running for an additional 30 minutes and is operating properly. The customer would only like me as they prefer technician from here on out.
