Upon arrival located thermostats and systems location started on basement system. Found the filters in the home clean free of debris house was 65 and 68 degrees when inspecting thermostats. Coil was clean free of debri along with the blower motor. Drain is clear of debri at this time. Going to the outdoor unit found the coil clean no leaks detected. Electrical connections clean tight secure amping properly. Outdoor unit is clean free of debri. Electrical connections clean tight and secured capacitor in correct range and system charge is good. Looking at upper level unit found the blower motor and coil clean no leaks detected. Tested drain which is flowing properly at this time. When looking at the outdoor unit found it not level. Electrical connections are clean tight and secure system charge is in correct range. spoke with customer who approved for membership today Counts as her first visit.

During my inspection today, the customer greeted me at her door. She allowed me to come inside. I asked her if she had any questions or concerns before we got started today she said no. I asked her to show me around all the equipment which she did. She showed me both indoor units, both thermostats and where she changes her filters. I got started in the attic Attic system. The only thing that I found was that the UVC advantage bulb that we had installed for her last year is now not doing its job properly. This is because of Lifespan of the bulb. It will be a year in April since we installed it. I gave the customer the option to replace that bulb with A new bulb which she did go with today. The attic system now passes my inspection. I also completed a drain line, flush and cleaning on both systems using hot water and bleach that was customer supplied. I also washed both outdoor units with chemical and water. On the downstairs system the only thing that I found was that the system is sti

During my inspection today, I started off by being greeted by the tenant at the door. She allowed me to come in. And she was able to show me around all the equipment, thermostat and filters in the home. I did notice that the filters were a little dirty. They should be changed within the next month or so. I inspected the gas furnace down in the crawlspace and the evaporator coil. Everything at this time is operating properly. There is no damage or debris on the unit. I then made my way outside to check the heat pump system, refrigerant pressures looked good within range. All electrical components were proper. And everything was clean outside. At this time like I said, everything is operating properly in the heating mode.

During my inspection today, I was going through the minisplit, which they said was not cutting them properly. Upon further inspection, I noticed that no wires were pinched or rubbing against any metal. There was no refrigerant leaks in. There was no error codes on the unit itself. I did find that the batteries in the remote controller for the mini split were low on charge. I asked the customer for two AAA batteries to replace the batteries in the remote. After replacing the batteries, the system fired right up and continuously ran for about 30 minutes. I cut the system back off and then cut it back on to ensure proper operation once again. The system started back up and has been running for an additional 30 minutes and is operating properly. The customer would only like me as they prefer technician from here on out.

Checked indoor coil for leaks didn't find any, coil is clean as well. Checked electric heat kit and found no burnt up coils and reading proper Amp draw too. Checked duct work and found it to be dirty left an estimate for customer and she will need to talk with her husband about going through it. Checked outdoor coil and found it to be clean. Checked contactor for any signs of arching and found none. Didn't find any loose wires from air handler and outdoor coil. Checked pressures and found them they meet manufacturer set ranges with current outdoor temperatures. Checked capacitor and found it to be in range same to with compressor and outdoor fan Amp draws. During my inspection today, I found a few things I needed to bring to the customers attention. First item being in the most important is that there is a refrigerant leak on the suction line service valve and a slightly less active leak on the discharge line service valve. Unfortunately, it is our 22 refrigerant and it is non-repairable. I also found that the sensor for the outdoor coil is out of place and needs to be re-secured in the contactor needs to be replaced. I talked to the customer over the phone and she informed me that we need to send her an estimate for replacement. She is not interested in doing any repairs at this time. I have informed the office that we need to send that over to her at this time the system is semi operational.

During my inspection today, I performed a routine maintenance check on the system. Everything today was working properly in the heat mode. I was unable to inspect the thermostat or any other vents inside because the customer had a dog that he didn’t want me to be around. Luckily, the indoor unit was in the crawlspace and the customer was able to operate the thermostat for me. The only item that I found that is highly recommended is a surge protection device for the indoor unit. The customer stated to me that they did not want to invest any more money into the system than what they already have. They’ve done a lot of work in the past four years since the system was installed and they said it has been nothing but problems. The other options I’m giving the customer the day or totally optional things like a water heater, flush and inspection and the dryer vent inspection. I have emailed the customer the check sheet and like I said, everything is operating properly today.

Starting off my job today the customer greeted me at the door. He then allowed me to go downstairs and start performing my work. He did not have any questions upon arrival. I performed the work as quoted replacing the old inducer motor and assembly with the new inducer motor and assembly. I took pictures and videos of the work. I performed today as well as the system running before I left. I cycled the furnace on and off three times to ensure proper operation and took an empty role of the new motor. Everything at this time is operating properly.

During our inspection today, we started with the basement system. The customer left us a note on the door stating to start with the system because she was not on the premises at the time. I took a picture of that note on the furnace. We noticed that it was dirty. We took out the blower housing with the motor and wheel and cleaned out the blower wheel and the inside of the cabinet. We also inspected the secondary heat exchanger while doing so. after doing all this, we check the rest of the system out all technical information is in the check sheet which I have emailed to the customer. We also found that the inducer motor for this furnace is going bad. The bearings inside or loose and that is making a bad noise. I showed the customer video of this and I am giving her the option to replace it. We then went over to the barn and inspected the mini split. We cleaned off the coil on the outdoor unit and everything on this is running fine as well. We did not do a check sheet on the system bec
