Preformed heating inspection on gas furnace. Checked evaporator coil and found it to be clean. Preformed leak search on coil and didn't find any leaks at this time. Checked ductwork and it failed my inspection. Checked blower motor amp draw and found it to meet manufacturer set points. Cleaned flame sensor per maintenance. Checked heat exchanger and didn't find any holes or cracks on it. System is in working condition at this time. Preformed inspection on gas water heater. Checked heater assembly and found it to be in working condition. Check flue pipe and found it to be in working condition. Check anode rod and it failed my inspection and needs to be replaced. Flushed water heater and bleed the water faucets. Left pricing for repairs. Unable to reach customer to get payment, did leave him a voice mail to call the office to resolve it.

During my inspection today, I went over the system with the customer. She showed me all the equipment where the filter is and the thermostat. I got started on my inspection at the indoor unit. I checked electric heat and electrical connections. As well as all motors and the coil. All of that checked out good. I did find that the indoor unit did not have a search protection device. I am giving the customer the option to go with that today. I’m also giving the customer the option to do a duct cleaning. The duct cleaning is to remove all debris and dirt from the ductwork within the home the supply and the return. There is a lot of dirt and pet fur. I am also given the customer the option to do a water heater combo. I checked the outdoor unit for refrigerant pressures and electrical components and connections. At this time the outdoor unit is operating properly as well as the indoor unit.

Arrived at customer residence and was greeted by customer and was led to the gas fire place . Removed glass and screen off of fireplace and screen and removed faux logs from fireplace to clean them and gas valve which is functioning properly at this time. Wiped down glass and screen to remove dust and pet dander. After removing faux logs and inspected pilot and thermocouple and they are both functioning properly found debris in burner assembly and removed is from fire place. Inspected spark ignitor is functioning properly at this time. And flame is burning clean and properly at this time. Inspected fireplace control switch and it is functioning properly at this time. Inspected manual gas shut off valve and it is functioning properly at this time.

Inspected emergency shut off switch and it is functioning properly at this time. Inspected 16x25x1 washable filter and it is clean at this time. Brought customer wrong size filters needed size 16x25x1 not 18x25x1. Inspected tape and duct work joints and they are tight and neat at this time. Inspected 4” flue pipe and it is tight and neat and attached b vent locking joints at this time. Refrigerant lines are tight and neat at this time and Arma flex insulation is intact and without any visible defects at this time. Drive to the customers location and greeted them at the front desk. Was told the maintenance man had called out for today gave me keys to access the roof. Went to the system on the roof replaced the humidity air temperature sensor. Applied power back to the system confirmed our outdoor ambient sensor was reading correctly system is no longer trying to run and free cooling mode and is active in the heating mode. Currently heating properly and running within specs. Returned system to service

Called customer to informed him that we are doing a heating maintenance on his gas furnace. Inspected his eco bee thermostat and found it to, be working at this visit. Gas pressures coming from to the unit was reading 3.15 WC. Amp draw off draft motor was .33, reading was .5 amps. Blower motor reading was .26 amp, no capacitor due to being ecm motor. Preformed leak search and found no leaks. Blower motor had no oil leaks and bearings were smooth. Did not see any signs of arching from the wires, more any loose connections. Was able to look at heat exchanger and found no issues with that part. Did notice that the supply and return ducts are dirty, and informed that the customer should get their ducts clean. Spoke to customer about water heater he takes care of himself.

The thermostat is is getting power and I can hear the blower running. They called the landlord to get access to the ladder in the sprinkler room but they are only getting the voicemail. It is unsafe to setup an extension ladder in the rain. I recommend having access to the buildings ladder before we come out again. I found the furnace control board not sending power to the spark igniter. All wiring is tight and in good condition. I called the supply house and prepared a repair quote.

Arrived to the customers location and greeted them in the lobby. Was taken to the roof and showed the equipment they are having trouble with. Found controls have no alarms or lockouts. System is set in free cooling mode and found outdoor air dampers working properly. System has a compressor running with a bypass solenoid causing compressor to continuously trying to start and stop. Found the ambient temp/humidity sensor reading 257 deg an this explains why compressor is trying to run in free cooling. Called aaon and was given number to a local supplier for part info. Confirmed with manufacturer sensor isn’t covered under warranty and will be email part availability w/ current pricing to quote our repair. Collected for time spent on job today. Left system breaker off at equipment.

And was led to the thermostat and was led to the indoor unit and inspected uv photomax and it is functioning properly .. inspected condensate drain and it is draining into a hole in concrete which which cannot identify the possibility of draining under the home… inspected blower motor and wheel and they are dirty at this time.. experienced heavy exhaust smell upon entry into the home.entire airhandler box is very heavy dirty with dust and debris at this time.. inspected electrical connections, inside of air handler, connections, or titan heat to the components and warranty connections are tight and need at this time. Customer asked for replacement quote customer and appointment has been made with territory manager to get that very quote between the hours of five and six today October 12th. Upon arrival spoke with tenant. He explained the issue and showed me the stat. Stat was on and calling. Went around and as we where going to the indoor, I could here compressor struggling to come on. Turned disconnect off. Went to indoor, coil and blower are clean. No leaks on coil. Heat exchanger checked out good. Wires all tight. Drain is clear. Unit looks in good shape, went outside. Customer has been cleaning outdoor coil. Opened outdoor unit up and found capacitor has failed. Customer approved repairs so put in new capacitor and started system. Fan and compressor amped within specs. Refrigerant levels are within specs. System is cooling at this time. Could not get membership approved yet, will be emailing options to customer.

I found the auxiliary pan float switch has come loose and leaned to the left pushing the switch up. This is designed to turn the low voltage off to the system to prevent flooding in the attic during a condensation flooding issue. I straightened the float switch and tightened the screw. I tested operation. The refrigerant pressures are in correct range per manufacturer specifications. All wiring is tight and in good condition. The system is working properly at this time. The customer is interested in additional water safeties but needs to leave at the time of this visit.

Arrived at customers residence and was greeted by customer. And was taken to the hatch to the attic and proceeded to the air handler and inspected primary drain line and found that the drain wasn’t properly glued to the threaded coupling into the drain port.. inspected blower motor and wheel and they are both are dirty.. Found that the plenum box insulation has come away from the box at this time. Inspected drip pan and has light amount of water from customer trying to dry pan and decking. Electrical connections are tight and neat to the components at this time and wire nut connections are tight and neat as well. Cleared condensate drain vinegar an hot water at this time. Started system to ensure drain is not leaking or backing up at this time. And no visual evidence of leaks at this time.. system is running and cooling at this time. Customer stated that he would look over estimates and get back to the office when decision has been made
