During my inspection today, the customer allowed me to come inside of her home. She started off by showing me all the equipment. She asked me if I could change her 20 x 20 by one air filter. She also wanted me to inspect her flue pipe in the attic. I inspected the flue pipe in the attic and showed her pictures of how it was connected. The flu pipe did pass my inspection. I checked out the rest of the system. The indoor unit checked out good. The outdoor unit checked out good as well. And I also cleaned the outdoor unit. I am giving the customer the option for a duct cleaning on both sides of the home. It is a two system home. I am also giving her the option to do a dryer vent cleaning on this side of the home as well as the other side. All other information is in my check sheet which I have emailed to the customer.

During my inspection today, the customers father greeted me at the door. He allowed me to come inside. He did not have any questions for today. He showed me around to the thermostat. The air filters. The indoor unit and the outdoor unit. I got started on the indoor unit. Everything there checked out good. I then made my way to the outdoor unit. Everything on the outdoor unit looked good. I did clean the outdoor unit. I am giving the customer the option to do a dryer vent inspection and a cleaning. They were not interested in it at this time. All other information is in my check sheet which I have emailed to the customer.

Preformed heating inspection on heat pump system. Checked indoor coil and found it to be clean. Preformed leak search on coil and didn't find any leaks at this time. Wiped down blower motor wheel per contract. Checked blower motor amp draw and found it to meet manufacturer set points. Checked ductwork and found it to be clean. Checked outdoor coil and found it to be clean with no signs of leaks at this time. Checked outdoor capacitor and found it to meet manufacturer set points. Checked outdoor compressor and fan motor amp draw and found it to meet manufacturer set points. Checked pressures with gauges and found them to meet manufacturer set points with current outdoor temperature. System is in working condition at this time.

Customer call their unit was continuously running. Arrived on site checked outdoor unit found it was an off position. Met customer at front door she informed me unit was still running can hear blower motor running from ductwork. Once a thermostat found fan was in on position, so tuned it to Auto position turn up temperature to 65F wherethe customer wanted it at. Checked out during was running at this time. I forgot to switch van from on to Auto when leaving from doing Diagnostics on January 10th 2024. System isn't working condition at this time.

Arrived to the customers home and greeted her at the front door. Spoke with the customer about the current issue that she is experiencing. Customer mentioned yesterday system seem to be off for several hours and house was feeling chilly. Thermostat was 73° when bumped to 75° System came on and customer felt heat at that time. Started with the thermostat with the customer was reading 73° with a set point of 69°. Confirmed ecobee thermostat was reading correct room temperature verified all settings and programming. Put system to test mode starting with auxiliary back up heat only. Kind of electric keep pulling copper all 20.8 on legs on heater kit. Took supply vent temperature with electric heat only at 102.2. Put system in the heat pump mode heating cycle while still in test mode. Confirmed operating conditions of heat pump outside verified refrigerant levels 110/385 psi. Took the compressor 7.7 and condenser fan motor .53 all within manufacture specifications at this time. Took supply

I want today’s visit I checked out both systems side A and B both checked out good in the heat modes. I checked both furnaces for operations and cleanliness. I also checked all gas pressures to ensure proper gas usage and velocity. I checked out both heat pumps in the heating mode, ensuring that the indoor and outdoor coils were both clean. All refrigerant pressures were good. Within range per Me factory specifications and there was nothing concerning going on with the electrical of either system. The only thing I am giving the customer the option to do today is a surge protection device. On side a furnace. This is the only piece of equipment that they have that does not have a surge protection device. I am not giving the customer the option to do a dryer vent cleaning this time because they were not interested in it I have quoted it up for the customer a few times already and there’s no need to keep asking. Customer did accept the option to do a search protection device on the indoor

During my inspection today, only found a few things that I wanted to bring to the customers attention. First being at the indoor unit was not equipped with a surge protection device. Secondly, the outdoor unit was not equipped with a compressor saver. And I gave the customer the option for a dryer vent inspection. The customer did not go with any of this at this time. The system is operating properly. I check the system and both heating and cooling mode.

Arrived to the customers home and greeted her at the front door. Spoke with the customer about how the system has been performing and have had any concerns at this time. Customer showed me the thermostat location indoor in the basement and the outdoor unit outside. Performed maintenance inspection on entire system Performed on cleanings as necessary while flushing the main drain. Went over concerns found during inspection. Gave customer options completed the maintenance inspection checklist also went over with customer. Customer approved capacitor replacement today while onsite. Replaced duel capacitor and confirmed it’s proper operation. Emailed estimates and checklist to customer provided email return system to service.

Arrived at customers residence and was greeted by the customer and was lead to the thermostat and no,faults or issues showing on thermostat at this time. Ins-extend blower motor and wheel and they are clean at this time and the blower motor has an amp draw of 2.02 amps at this time. Electrical connections are tight and neat to the components and wire nut connections are tight and neat as well .. inspected condensate drain is clear at this time. Inspected ez trap safety switch and it is functioning properly at this time. CS1 safety switch is functioning properly at this time. Drip pan is dry and without any visible defects at this time. Inspected disconnect and it is functioning properly at this time. Circuit breaker is functioning properly at this time. Inspected condenser coil and it is clean at this time. Inspected fan motor and blade and they are clean at this time. And inspected fan motor seals and found no evidence of leaks at this time. Fan motor has an amp draw of .5 amps at t

Upon arrival talked to customer said outdoor unit was not working. checked over coil,blower wheel and motor on indoor system everything looked clean and is functioning properly at this time. Outside tested pressures and all electrical components. Found capacitor bad and changed out with customer approval. Started be checked all operations at this time everything is working properly.

Upon arrival customer stated how system wasn’t coming on. When looking at the crawlspace air handler found the blower motor failed inspection starting for second then cutting back out. The motor does have debris build up on it when inspecting the coil it was clean and free of debris. Inspected condensate pump which was working properly at this time. Inspected the capacitor for the condenser fan and compressor which both were in correct range. Provided customer with options to address issues which they approved. 7/7 Upon arrival greeted customer then began removing the blower motor from the system in the crawlspace. Once the new one was put into place and powered system began operating. When looking at the charge of the system it about a pound low. 140/299 with line temp of 92. Customer approved for charging system pressure at 130/322 line temp 92 10 degree sub cooling.

During my inspection today, I found only a few things that I needed to bring to the customers attention, although I was not able to go through them with the customer person-to-person because she was not here the items I found, or as follows, there is no surge protector on the furnace on the A side of the home all the rest of the equipment in the home has surge protectors on them I am giving the customer the option to add one to the furnace. The other two items I found were that both dryer vents were a little dirty. I am giving the customer the option to clean them out other than these items I found everything is performing well at this time. I also talk to the office and got the membership straight

Upon inspection found system overcharged Pressures 315/158 subcooing @21 degrees ( initial readings ) Recovered R410A refrigerant from the system. Pressures and temperatures after recovery 116/231 and 51/68 subcooling @10 degrees at this time Delta T 23F After repairs inspected system . AHU Inspected high and low voltage wiring, all electrical wiring is intact and tight at this time. Inspected evaporator coil , coil is clean and free of debris at this time. inspected and cleaned blower motor, housing and wheel, all is clean and working properly at this time Motor is spinning freely at this time Inspected cabinet for cleanliness, cabinet is clean at this time. Clear drain line, drain is clean at this time. Inspected air filter, air filter is new at this time. HP Inspected high and low-voltage wiring, all electrical wiring is intact and tight at this time.
