In Mesa, near East Decatur Street and North 62nd Street performing a diagnostic on an Amana package heat pump. Upon arrival, cycled unit into cooling mode. Unit would cycle for 12-15 minutes and turn off with thermostat still calling for cooling. No 24 volts present out of defrost board. Checked all pressure switches and all closed circuits. Defrost board replaced on 04/03/2020. Bypassed defrost board until board can be ordered and re installed. Upon departure, unit is working properly and within manufacturer specifications.
In Mesa, near West Baseline Road and South Longmore performing a diagnostic. Customer recently had another contractor out to work on system. Found drain line clogged and primary pan leaking at secondary fitting. Blew out line. Applied silicone to rusted out section of pan. Cleaned tap underneath sink. Service completed. Unit is very old and I don't believe they make replacement pans for it.
In Mesa, near East Glade Avenue and South Somerset performing Fall preventative maintenance on an Amana furnace. Cycled system on into heating mode. Checked gas line and flue piping; both sealed and proper. Removed and cleaned flame sensor, then re-installed. Checked all safeties, back pressure safety switch shutting down properly. Limit switches are all testing proper. Burners and igniter are working proper. Changed return air filter and checked splits. System is running within manufacturer specifications at this time.

On arrival, customer stated he had another company out over the holiday weekend, and they had found system low on Freon. I performed a leak search on the system and found a lot of oil coming off of the condenser coil. Multiple hits out of the condensing coil from the leak detector. Will call home warranty co. to order a new condensing coil.

In Mesa, near Holmes Park performing a diagnostic on a leaking 3.5 Ton Goodman heat pump split system. Upon arrival, found drywall damage in the kitchen/living area as well as water coming from light fixture in kitchen due to platform being wet. In the attic, found platform wet from improper glued fitting. Also, found one fitting not glued and secondary drain pan full of water. I re-glued fitting, replaced male thread, and PVC; made it to where primary line sloped downward. Flushed drain line, vacuumed all water from drain pan and also let homeowner know if issue continues to contact a plumber. Upon departure, system is functioning properly and within manufacturer specifications.

In Mesa, near East 10th Avenue and South Pioneer performing a diagnostic on a roof top unit. Found fan motor seized and fan blade damaged. Replaced motor, blade, and capacitor. Home is very warm and will take a few days to cool to desired temperature. Service complete.
In Mesa, near East Fairfield Street and North Amber Circle replacing a 825 rpm fan motor with 7.5 uf capacitor. This York system is in really bad condition and needs replacement. Will need to see if compressor holds with repair.
In Mesa, near Signal Butte Floodway and North Vincent Circle performing a diagnostic on a Trane condenser. Fan motor was seized and capacitor swollen upon arrival. Replaced capacitor and motor. Charged system with 3 lbs of R22. Unit is working properly upon departure.
In Mesa, AZ: DIAGNOSTIC- On arrival, found compressor not running. Checked run capacitor and found 1.1/5.8/440; should be at 40/5/440. Talked to customer about replacing capacitor and adding a hard start kit. Customer approved the 40/5/440 capacitor and declined the hard start kit. Installed new capacitor and cycled system on. Upon departure, system is running properly and within manufacturer specifications. Service complete. Return 91/Supply 71.
