In Anthem, near West Memorial Drive and North Capra Way performing a diagnostic on leaking water. Upon arrival, found p trap to system not letting water into drain line. Plumbed with new PVC. Blew out primary line with CO2. Vacuumed secondary pan and surrounding area. Unit will take a few days to dry out, but I tested line after repair and unit is now draining properly.
In Anthem, near West Legends Way and North Back Creek Way performing a diagnostic on Amana condensor. Found compressor to be short cycling. Unit was also over charged. I would recommend replacing indoor txv and adding fresh charge.
In Anthem AZ: DIAGNOSTIC- Upon arrival, cycled unit into cooling mode. Checked Freon levels with super heat and subcool. Checked start and run capacitors. Checked bolts and amp draws. All components and refrigerant levels are within manufacturing specifications. Homeowner stated that over weekend, a company was over and unit would run longer than usual. Explained to homeowner that longer run time is normal and especially with ambient temp over 110 degrees. Service complete.
In Anthem, AZ: DIAGNOSTIC- Upon arrival, customer showed me damage on exterior wall and explained interior wall and base boards are damaged as well. Exterior stucco is cracked and water is leaking back into wall through that. Inspected coil in attic and found issues from previous repairs. First, drain line is plumbed without a trap causing water to not flow out of system properly. Second, the insulation on coil is ripped out causing condensation from box of unit. Third, water guards are missing or removed. Finally, secondary pan is rusted which will cause water damage in the future.

TOOK VOLTS AND AMP DRAWS FROM COMPONENTS. CHECKED FREON LEVELS WITH SUPER HEAT AND SUBCOOL. CHECKED START AND RUN CAPACITORS . UPON DEPARTURE UNIT WORKING PROPERLY AND WITHIN SPEC.
In Anthem, AZ: ON ARRIVAL FOUND CAPACITOR BAD RATED AT 70/5/440 ACTUAL 74.0/0.0/440 INSTALLED NEW 70/5/440 RUN CAPACITOR UNDER AMANA PARTS WARRANTY ONLY CHARGED FOR LABOR TO WARRANTY CAPACITOR. CYCLED SYSTEM BACK ON ALL WORKING PROPER. ALL COMPLETE.
In New River, AZ: UPON ARRIVAL CYCLED UNIT INTO COOLING MODE. FOUND REMOTE SET TO TIMER . REMOVED TIMER SETTING AND FOUND SYSTEM LOW ON CHARGE LEAKING FROM FLARE FITTING. RE TIGHTENED FITTING AND RECHARGED SYSTEM. UPON DEPARTURE UNIT WORKING PROPERLY AND WITHIN MANUFACTURER SPECIFICATIONS.
