AC repair completed in Lyman today on an American Standard heat pump that wasn't cooling properly. Homeowner called saying unit was running constantly but house temp kept rising. Did a complete system check and found multiple issues: capacitor only reading 32μF (should be 45μF), system seriously low on refrigerant (indicating a leak), and condenser fan motor drawing too many amps. Replaced the dual-run capacitor and thoroughly leak-tested the system. Found a small leak at the Schrader valve core and replaced it. System needed 1.8lbs of R410A to bring charge back to proper level. Also discovered the TXV was partially clogged with debris - cleared it out which improved refrigerant flow significantly. After repairs, system is cooling great with proper 18° temperature differential across coil. Fan motor is now running within spec but showing age - advised customer it might need replacement in the near future. They were super relieved to have cool air again during this heat wave!
