I completed a water heater installation today, upgrading from an older 40-gallon unit to a new high-efficiency 50-gallon model. The water heater replacement required modifications to both the gas line and water connections to meet current code requirements. I installed an expansion tank and new temperature-pressure relief valve, ensuring proper overflow routing. During the water heater installation, I also upgraded the ventilation system with Category III stainless steel pipe and installed a new drain pan with leak detection. After completing the installation, I performed a thorough flush of the lines, verified proper gas pressure, and confirmed the temperature settings matched the homeowner's preferences.
During today's furnace maintenance visit, I focused on critical safety and efficiency checks. The furnace tune-up began with testing the heat exchanger for dangerous cracks using specialized detection equipment, followed by a thorough cleaning of the burner assembly to remove carbon buildup. I measured gas pressure readings at both inlet and manifold points, making necessary adjustments to optimize fuel consumption. The furnace maintenance also involved testing flame sensor sensitivity, cleaning the blower wheel, and checking all limit switches. I discovered the inducer motor showing signs of bearing wear, so I documented this for future reference and advised scheduling a replacement before next heating season.
Existing company improperly installed a furnace in the attic they used single wall flue pipe instead of double wall vent. This is a fire hazard and can also leak and create carbon monoxide gas problems in the attic.
