Larry very profeessional always is.

Did complete tune-up on 5-yr-old Amana system. System performance generally good but found some issues requiring attention: condensate line partially blocked (cleared w/nitrogen), slight refrigerant undercharge (topped off), and dirty filter (replaced). Fan motor drawing slightly high amperage—will monitor at next service. Left pamphlet about our maintenance agreement as customer currently calls only when problems arise. Nice family, beautiful home—system should provide excellent cooling through summer with these adjustments.

Emergency call to local restaurant—walk-in cooler system down. Diagnosed failed condenser fan motor and burned relay in Heatcraft refrigeration system. Fortunately had parts on truck! Replaced components, verified proper operation. Also identified and repaired refrigerant leak at threaded connection that would have caused future failure. System back online within 3 hours of call—minimal food loss. Left manager with recommendation for quarterly maintenance contract to prevent costly emergency situations in future.

Performed annual maintenance on A.O. Smith 40-gal gas water heater. Flushed tank to remove sediment buildup (substantial amount). Inspected heating element, anode rod (needs replacement within 6 months), and pressure relief valve. Adjusted temperature to 120°F for safety and efficiency. Checked gas connections with leak detector—all secure. Water heater is 8 years old but should provide several more years of service with regular maintenance. Will schedule follow-up for anode replacement.

Spring maintenance complete on Lennox system. Serviced both inside and outside components. Cleaned evaporator and condenser coils (pollen season!). Completed full system replacement—removed old 10 SEER Goodman unit & installed new 16 SEER American Standard. Had to modify existing ductwork at plenum and replace condensate drain line which had significant corrosion. Updated electrical to meet code requirements. System is properly sized for the home (3.5 ton) unlike previous oversized unit. Performed vacuum test and startup. Running beautifully! Homeowner will notice significant energy savings and better humidity control. Walkthrough complete and warranty paperwork filed.

Integrated with existing HVAC setup with minimal modifications needed. Initial air quality reading showed high particulate count; after installation and 1 hr operation, readings dropped by 86%! Demonstrated filter replacement procedure and set reminder in system for 3-month maintenance. Homeowner extremely pleased with immediate results.

10:45AM service call - diagnosed failed compressor contactor on Rheem unit. Points were completely welded together causing system to run continuously! No wonder electric bill was sky high. Replaced contactor, inspected all electrical connections & tightened loose wires. Also found dirty air filter restricting airflow - replaced with customer-supplied filter. System now cycling properly. Recommended regular maintenance program to prevent future issues. Total repair time: 1.5 hrs.

Installed Aprilaire 700 whole-home humidifier today. Connected to existing HVAC system and water supply. Had to modify return duct slightly to accommodate installation. Set humidistat to 45% as recommended for this climate zone. Thoroughly explained operation to homeowner who was concerned about previous dry air issues affecting hardwood floors and causing static electricity. Also replaced worn filter in furnace while I was there (no charge). Should notice improvement in air quality within 24 hours.

Performed standard A/C tune-up on Trane XR14 unit. Unit is approx. 7 yrs old but in decent condition. Cleaned coils, checked refrigerant (added 1.5 lbs R-410A), replaced capacitor showing signs of wear. Calibrated thermostat which was reading 3° off. Informed homeowner system is functioning but efficiency declining. Might want to consider replacement in next 2-3 years. Left literature on new energy-efficient models.
