So much cheaper than the major 24 hour companies. Plumber was polite and informational. A quote was provided for the temporary fix and permanent work.
Several units around 207 where clogged. Performed hydrojetting via cleanout behind unit 207 and was able to clear clog. Followed up with camera inspection and saw the claim sewer main had several low spots which I believe to be causing the clogs.
Was able to clear clog for unit 218. Performed camera inspection and saw customers sewer line where cleanout and sewer main connect has flattened causing issues with drainage. Recommended digging this section up and repairing to prevent further clogs. After clearing clog for 218 management explained that unit 266 was clogged as well. Removed clog and saw customer has large root intrusion which was the cause of the clog. Recommended digging this section up and repairing damaged section to prevent further clogs. After clearing these two clogs Maitnace notified me that several units around 207 where clogged as well attempted to clear clog but was unable to with my cable snake and recommend hydrojetting for 495.00
Customer has a offset and root intrusion on cleanout riser approximately 3’ deep. Recommended digging up cleanout and replacing damaged section of pipe. Upon exposing riser for cleanout we saw that riser had snapped off and separated from fitting of cleanout which was allowing the roots to enter nWe removed old riser and installed new riser and Jim cap. Performed camera inspection and didn’t see any further issues.
Customers 1” Watts pressure regulator had a pin hole leak it it. Shut water off to the house and replaced regulator. While working on regulator I noticed the 1” ball valve in front yard was not shutting off all the way. Recommended replacement of ball valve.
Performed camera inspection of sewer line via accessible cleanout for kitchen line located on side of the house as well as camera inspection of sewer main cleanout that was located in front yard. After performing inspection via main line cleanout I noticed customer has a root intrusion and offset at riser for the 3” cleanout. Recommend digging up this cleanout to remove damaged section of pipe and plumbing in new section in order to eliminate root intrusion. The rest of customers sewer main and kitchen drain appeared to be in good condition with no other issues.
Customer has water damage to ceiling and surrounding walls in living room under upstairs bathroom. Recommended performing proper mitigation to prevent further damage. Leak appears to be a drain issue. Once drywall is exposed we will be able to run test to determine what exactly is leaking. Once leak is identified we will be able to give separate price for repair
After performing leak detection I was unable to determine that there was any leaks on the water system. I listened to manifold and angle stops and could not hear anything. Checked meter for several minutes and meter was not moving which is a good indicator that there is not a leak on the water system. Inspected behind units bathtub via access panel. Noticed the drain basin was full of water. Ran water in the tub and immediately water started flowing out from the over flow. Replaced overflow drain and gasket to stop leak. Explained to manager to keep an eye on the unit and the moisture in the walls and carpeting in the bedroom continue then to let us know.
Customer had a hot water leak from water heater over to manifold behind shower valve. Instead of performing direct access repair we instead re routed the line over head. Customer had sever water damage that we recommended performing proper remediation
Customer had a hot water line leak in master bedroom near water heater. Instead of removing carpet and jackhammering flooring we performed re route of hot water line and tied back into manifold behind shower. Doing so eliminates hot water line that goes under ground from water heater.
Customer wants estimate for new acrylic 32x60” acrylic tub and shower surrounds
Customer wishes to have estimate to have work done specified from health inspector. Includes fixing drains for the 3 basin sink to drain into a floor sink. Install a food prep sink. Install a hand sink. As well as a utility/mop sink.
Performed leak detection on unit and did not see or hear any evidence of an active water line leak. Checked meter and meter was not moving. After opening drywall where elevated moisture was detected and running test on exterior wall we saw that there where several holes and access points in where the outside/rainwater was entering the building. Recommended sealing these holes and openings to prevent future rain water from entering

Performed leak detection and found 1/2” hot water line leaking in the slab. Attempted direct access repair however line was determined to be in the concrete footing and inaccesible. Performed reroute of the line Work performed as contracted tested system and no leaks found. Recommended replacing the waste and overflow on the tub, customer declined.
