People share horror stories about contractors, but I experienced a fantasy-like experience. Gary and team were the second team to take a run at a period-appropriate remodel of my 1930s home. They were courteous, conscientious, brought the highest-quality workers and created a home I’m delighted with (they fully remodeled four bathrooms with miles of intricate tile work). Where there were “surprises,” they were never of Gary’s making and he and the Schuelke team always help me do things the right way (I plan for this to be my “forever home.”). I cannot recommend them more highly. I’m delighted!

When I was young some of my fondest memories were when my aunts, uncles and cousins would get together. It was family time the best of times. This may sound weird but I get this same feeling when Chandler and crew show up. If I was a little younger I would go to work with them. Great company all around!

Customer has severe damage to their framing in ceiling due to a roof leak that needs to be replaced as well as roof and drywall repairs to be done. Customers flat roof located above bedroom needs to be completely stripped and replaced as well as a large amount of the floor joist and plywood that supports the roof.
Customer has mainline clog affecting all fixtures throughout home. Cleared clog via roof vent. Strongly recommended installing mainline cleanout in front yard to allow for future access and to allow for hydrojeting. Customer has large amounts of debris in sewer main which is leading to clogs.
Customer has 1.5” water main that’s leaking at connections where pvc tied into old corroded galvanized. Will have to dig up and expose piping more in order to perform repair.
Customer wishes to have all area drains throughout property hydrojetted and cleared. Explained to customer that several of the plastic drain covered are cemented in and very brittle. Will try out best as to not damage drain covers upon removal but there is a good chance they may get damaged during removal. Can provide estimate for replacement of damaged drain covers. Performed jetting to area drains throughout property and replaced 6 drain covers. After jetting we performed camera inspection and found several issues Including the following 1. Two of the catch basins between building 3 and 4 had large holes in the bottom which was letting large amounts of dirt to enter the drains. Only way to address this issue is to jackhammer concrete and replace both basins 2. A section of drain between building 1 and 4 was broken and had a large root intrusion growing inside the drain. Only way to address this would be to jackhammer up section of drain and perform repair
Customer already has several root intrusions throughout sewer main in approximately 25’ length of clay pipe stretching from right before retaining wall out towards city sewer. Recommend performing epoxy lining to permanently seal off roots and causing further issues. Performed epoxy linning from hole customer dug out towards city sewer. Did not perform connections or backfill
Customer wishes to have estimate for repairing and painting of drywall as a result of water damage as well as installation of new bathroom vanity, sinks and faucet.
Customer has severe water damage to master bathroom as well as living room which is located below bathroom. Recommended performing propped mitigation to avoid further damage and mold growth. Upon performing moisture readings and inspections it appears in order to properly mitigate the water damage we will need to remove carpet padding in upstairs closets, master bedroom as well as remove bathroom vanirt and water damaged drywall in bathroom, closets and bedroom. We will also need to remove a majority of the drywall in the ceiling of the living room as well as flooring due to water already beginning to cause damage by bubbling the flooring.
Once sewage pit was completely drained we cleaned out debris in pit and flushed out both pumps. One pump had several wipes and chunks of metal lodged in the blades not allowing it to properly run. After performing inspection on pumps and diagnosing control panel for the pumps we found the following - one pump was not working properly (recommend replacement) - control panel is wired incorrectly as well as missing several control boards, and has burned fuses that all need to be addressed. In order to restore proper function to system we will need to replace one pump, order Several parts for control panel and wire in pumps and floats correctly to panel. For control panel we called manufacture and they helped us diagnose issues and are following their recommendations. Once these new parts are installed we can then run further test to make sure everything is in proper working order.
Customer has water damage to downstairs half bathroom. As well as to surrounding walls and flooring. Strongly recommend performing proper mitigation to avoid mold growth and further damage.
Replaced over head gate valve with ball valve
Performed inspection of customers plumbing and found the following - dishwasher is leaking and customers needs to contact appliance repair person to address issue - inspected garbage disposal and was able to get disposal working by re setting. - venting for water heater does not have proper clearance - pressure entering home is to high - secondary bathroom bathtub is draining slowly.
Customers tub diverter broke. Removed and replaced with new 3/4” threaded chrome diverter
Attempted to snake tub via overflow, but was unable to due to the snake going up the vent instead of down the drain. Had to remove access panel under kitchen sink to remove waste and over flow and snake drain via access in wall. Ran camera and found the existing drains had severe amount of scale build up due to the drains being old. If customer continues having issues with clogs recommend performing descaling
Snaked kitchen drain by removal of p trap assembly in order to clear clog. Once clog was cleared I ran water for several minutes and everything was draining properly. Could not perform camera inspection due to the way the drains were plumbed in. Also performed pressure test on gas system by isolation the gas line under ground and the gas for home. Found both sections had leaks. The home has a gas valve for the stove and a capped off 1/2 line behind the couch leaking. Addressed both these issues by switching out the valve and adding a new cap. The line underground also. Has a leak. Will have to get Cody out to perform further leak detection
