People share horror stories about contractors, but I experienced a fantasy-like experience. Gary and team were the second team to take a run at a period-appropriate remodel of my 1930s home. They were courteous, conscientious, brought the highest-quality workers and created a home I’m delighted with (they fully remodeled four bathrooms with miles of intricate tile work). Where there were “surprises,” they were never of Gary’s making and he and the Schuelke team always help me do things the right way (I plan for this to be my “forever home.”). I cannot recommend them more highly. I’m delighted!

Customer has several drains that were buried under underlayment and rocks. Had to locate the two termination points in front yard and excavate to expose them, as well as one of the drains in the backyard. Appears when rock was installed they buried the drains. After exposing and removal gravel from drains ran water and everything was draining properly
Customer requested an estimate for various remodel projects.
The bathroom has tile throughout the walls, and ceiling. There is also an existing tub/shower enclosure that needs to be changed over to a large shower stall. The below proposal outlines the work to be performed to remodel the master bathroom. The customer will purchase tile for the shower and flooring. All other supplies will be provided by Schuelke Plumbing.
Removal and replacement of the existing countertops with new quartz countertops and repair of the existing subway tile backsplash and paint the cabinets white. NOTE: All attempts will be made to prevent damage to the cabinetry during the removal of the existing countertops, however no guarantee can be given that some damage will not occur, depending on the manner in which the countertops were installed.
Roof leaks in the living room caused extensive damage to the customer's ceiling and walls in the living room. When the drywall was removed from the north wall severe dry rot and structural damage was found around one of the front windows as well as the plywood underneath the roof tiles. Prior to patching the damaged drywall, the framing around the window needs to be completely replaced.
There are 25 buildings total that make up the apartments at San Jacinto Garden Apartment complex in the 300 block of E. Shaver. 18 of the building require new roofing to be installed. The buildings are each individually numbered with their own street address. Some of the buildings in the complex have already been re-roofed. The buildings we will be addressing are as follows 300, 302, 306, 308, 310, 312, 314, 316, 320, 322, 328, 330, 334, 336, 338, 340, 344, 348. We are estimating approximately 3-4 months to complete the work. The price per building is as follows: 10 Large buildings @ $26,250.00 each (a total of $262,500.00) and 8 Smaller buildings @ $21,650.00 each. (A total of $173,200.00)
We responded on an emergency basis regarding a leak in the ceiling of the hallway. Upon inspection, we discovered that there roof of the home was in poor condition. All of the sealant around the flashings was cracked and had become compromised allowing water into the attic. The most severe location was the seal around the water heater where there was an obvious gap and likely the spot where the water entered the attic. The proposal outlines repairs to the roof of the house only, does not include the garage. The customer understands that the roof is in need of replacement but has opted for the option to repair the roof instead. The customer also understands that due to the condition of the roof, there will be no warranty against any additional leaks on the roof once the work is done to repair the areas listed below.
The 1/2” hot water line supplying the laundry room developed a leak where it connected to the manifold just above the crimp ring. The copper connection had a large burr on it that was likelythe cause of the hole created in the plastic. We removed the section that was leaking, sanded the burr down and installed a new crimp ring and coupling to reconnect the water line. Tested the system and no leaks. The leak soaked through the ceiling in the southeast bedroom causing drywall and insulaion to collapse onto the furniture and flooring below. Once the leak was repaired we performed full water damage mitigation.
Ener bank auth code -- 3450428626 A vehicle collided with the HVAC equipment and shoved the unit from its platform on the side of the house. This damaged the unit and the related piping. The main gas line leading into the house was also severed from the meter and potential is damaged inside the wall. The below proposal outlines the work to be done to repair the damage.
Replaced the shower cartridge due to old cartridge not allowing hot water through. Tested new cartridge and working fine. Checked water pressure and it was good at 60psi.
Handle on toilet had became loose. Re tightened handle and everything was resumed to working properly
Tenants toilet was not draining and backing up. Removed toilet to snake drain and clear clog. Attempted to perform camera inspection but was unable to get camera past turns for toilet. Had to run camera via roof vent. Saw large amounts of toilet paper built up on inside of drains. Was able to flush out toilet paper. If customer continues to have issues with clogs, recommend performing descaling to drain
Customer performed their own at home mold test which came back positive for mold growth occurring to wall near window. Customer wishes to have the entire wall from window over to the left removed as well as the fire block and have mold remediation performed. Performed mold remediation to wall. As well as performed leak test and found that window was allowing water to enter the home. Recommend having window specialist inspect. Also performed air testing of bedroom and everything came back clear.
Customer complained of water coming out under exterior wall. Performed inspection of plumbing and ruled out any plumbing leaks. Performed flood test to exterior wall and found that water was entering behind exterior light mounted on wall. Recommend sealing around light and performing flood test again to ensure there are no other areas where water can seep through
Customers had drywall damage to master bedroom as a result of a roof leak that has already been repaired. Damage is mostly isolated to ceiling and drywall surrounding window.
