Alex has been servicing my home since last year. He always takes the extra step to make sure all my concerns taken care.
System was low on Freon and is 8 Years old, filled with refrigerant and system is cooling well now. On return in fall if charge is low again we will need to do a leak search.
Check blower motor and amperage checked all electrical connections check primary drain and secondary drain checked all ductwork check condenser fan motor and compressor amps check Freon levels check contactor check capacitor found capacitor was weak replace capacitor with a 40-5 checked all operations all good at this time
Maintenance: performed heating system maintenance on gas furnace. System is achieving 38 degree temperature rise at this time. Torque booster on inducer draft motor is out of range. Recommend replacing torque booster for inducer motor to prevent motor failure while cold outside.
maintenance: performed heating maintenance on furnace. System is achieving 41 degree temperature rise at this time. Amp draws are normal for blower and draft motor.
Maintenance: checked heating equipment and checked capacitor and contactor on outdoor unit. Recommend replacing contactor capacitor and resealing supply plenum in attic due to bacterial growth on the supply plenum. Changed contactor, capacitor and resealed supply plenum to stop air leakage. System is operating normally at this time. New capacitor is rated at 72.4 mF at this time.
Maintenance: furnace is operating properly with a 42 degree heat rise at unit. Safeties for furnace are functioning as well. Blower is clean and in am range. Heat exchanger is also in good condition and well maintained. Changed the media filter and cleared drain lines as. System is well maintained and in good condition.
Ac repair: pressures were 410/140 on the upstairs unit which indicates a restriction in the line. Removed the sensing bulb from the suction linenand pressures normalized at 322/160, which indicates a restriction at the TXV metering device. Recommend replacing TXV, unit is potentially under warranty. Will verify warranty status on Monday 8/10. Furnace board for downstairs unit has a malfunctioning light, not giving normal flash codes. Recommend replacing control board as well.
Maintenance: Indoor unit was operating correctly blower motor amps were good. Drain lines were cleared. Media filter was changed out as well. Motorized dampers were functioning correctly. Coil was clean. Outdoor unit pressures were in range with a 10 subcool. Fan motor and compressor amps were good along with the capacitor. Rinsed of condenser off as well. Overall system is functioning properly at this time and producing a 16 split
Call back: verified piston restrictor to be improperly installed. Replaced piston with proper piston and system is operating normally at this time. Achieving 19 degree temperature split.
Warranty: compressor has been replaced, system pressures are better and system is achieving a 16 degree temperature split.
Came out to take a look at unit was not cooling properly. Possible compressor issue need to verify with tech support and set up resolution.
Maintenance: conducted maintenance for customers ac unit. Indoor: was functioning properly and motors were in range. Drain line was blown out. Noticed unit did not have a float switch recommend installing one in the drain pain. Outdoor: was also functioning properly. Fan motor was and compressor were in amp range. Capacitor +\-5% was down by 2%. It is still in range but starting to show signs of wearing. Overall: system had 17.6 split. Customer did mention some rooms would hotter or colder in others. Talking the option of adding dampers and balancing air flow in the future.
Ac repair: unit was blowing warm air arrival. After looking in to issue found bad capacitor at the condenser. Replace capacitor got unit running. But also looks as if there could be an issue with the compressor. Need contact Lennox for further information. House is getting cool at this time and had a 17.6 split.
Maintenance: system is running properly. Indoor split of 16. All indoor equipment is in amp range and drains and coil are clean as well. Out door unit is also in spec. Unit recommends 9.0 sub cool. Gauges read 9.3. Amp draws and capacitor were in range as well.
Maintenance: Both systems are operating normally at this time. Drain lines are clear and draining normally at this time. Both system are pulling humidity out of the home, overall slightly oversize for the home causing the systems to cool too quickly and not pull enough humidity out of the home. Recommend either installing dehumidifiers into the systems, or installing variable speed equipment that can lower capacity to pull more humidity from the home.
