Capacitor in condenser is out of range, should be 45uf plus or minus 6% and is reading 35uf. Blower motor capacitor should be 10uf plus or minus 6% and is reading 7uf
System has a 10 degree split, this means the system is working at 50% efficiency. Unit has a major restriction in the filter drier which is causing an extremely high head pressure and will cause damage to the compressor or lead to a leak. The unit was also very overcharged with Freon, I believe a technician must have come out and saw the pressures off and thought it was low on refrigerant when it was the restriction causing the unbalanced pressures making it look like it had low refrigerant. Recommend pumping down system, extracting over charged Freon, flushing system and replacing filter drier.

maintenance: performed heating maintenance on gas furnace. Heater is achieving 42 degree temperature rise. Duct work is showing signs of age, losing efficiency from heat and cold penetration. Recommend replacing duct work for more efficient unit operation.
Power surge caused shorting of electronic board & additional devices, items beyond this point cannot be tested until these components are replaced and could lead to additional charges. Sealing of unit recommended to reduce air leakage & Carbon monoxide motor.
Ac repair: replaced gas shut off valve for furnace, negative pressure switch, and flame sensor rod. Furnace flame is solid blue and consistent. Heating normally at this time.
Ac repair: contactor had burnt up on the neutral side. Re paired the wires that were damage and ohmed out the compressor and fan and they showed no signs of damage. Replaced contactor and took amp readings for the compressor and fan motor both were in range as well. Recommend installing a surge protector in the future.
Ac repair: fan motor was not spinning up due to a capacitor being out of range. Swapped out capacitor just to get it running and noticed the bearings in the motor and going out. Motor was making squealing sound and is showing signs of beginning to cease up. Replaced motor fan blade and capacitor. Unit is now up and running properly.
Call back: wire was loose again. Cut wire back and changed connection to ensure snug fit. Gave wire a considerable tug to make sure connection would not come loose. Jostled and shook all the wires to verify there were no shorts or opens in the wiring to the unit.
Ac repair: high voltage wire in furnace was loose, secured wire and system is operating normally. Achieving 16 degree temperature split at this time.
Home warranty: unit was not cooling properly. System pressures were low indicating a leak in the system somewhere. Next step is to conduct leak search. Contacted AHW and they said they were not going to cover the leak search so the customer would have to pay out of pocket. Customer would like quote from mr Joseph for replacement options.
AC Repair: return duct was open to attic space pulling in attic air. Sealed return plenum with matrix tape and system is achieving a 17 degree temperature split. The outdoor coil is corroded due to age and high side pressures are starting to rise. Recommend replacing filters at the returns for best airflow.
