Fall pm on 01/22/20 On arrival set units to call for heat measured supply and return air temp measured voltage and amps inspected electrical connections checked drain checked air filter checked drain checked EWP and LWP checked water temp checked compressor capacitor checked coil checked blower motor checked all other electrical connections unit tested units operating normal at this time. Recommended duct cleaning also uv lights installation and coil cleaning for unit #1 also Ez trap or wet switch installation for both units to avoid future problems.

Upon arrival I found master bedroom set for 72, at 78. Found this system is zoned, other zone satisfied at 73 but can hear air pressure in duct. Master bedroom damper actuator has failed and isn’t opening, loosened set screw and adjusted so it’s always open. Found other 2 damper actuators are faulting as well, just not as frequent. Quoting customer to replace all 3. Customer also mentioned water leak he found. Found Dhw piping leaking leading into geo and starting to corrode Pump. Quoting customer to replace pump and section of piping. Customer will think about repairs and get back to us.

Upon my arrival I asked the customer to explain the problem to me. Customer had noticed that when the upstairs unit is turned on, which is a smaller tonnage then the downstairs, main unit, that the larger size outdoor unit turns on, and the smaller in size unit turns on when the basement unit operates. Customer thought maybe a mistake was made and that this was the reason for the problems they experienced several months ago. I explained the smaller in size unit has an inverter compressor and the traditional outdoor unit is actually larger. Everything is correct. Customer has no other issues. I called the installation manager to confirm that this would be written up as a courtesy call. No charge. Units operating normal.

Upon arrival found both systems cooling. Water pressure at 5-7 psi, pumped up to 55 and settled at 50. No leaks found inside before penetrating wall. Found both run capacitors had failed, recommend replacing. Customer had also made note that zoning doesn’t seem to work well at night. States that hallway thermostat will keep system on and freeze out bedrooms. Checked damper operation and operating normal. Would recommend either recalibrating damper system or leaving bedroom doors open to let cool air to thermostat.

Upon arrival I found Geo system flashing both high and low pressure faults. Reset faults and ran system to find loop pump getting voltage but it’s overheating and overamping, not moving any water. Quoted customer to replace pump and he approved. Replaced pump with new. Purged all air out of system by pumping up loop and opening up burp cavity. Opened remaining valves then ran system. Checked loop pressures and temps. Unit now has 20 degree delta at Evap coil. Unit operating normal at this time.

Upon arrival I went to system and pumped down refrigerant into HeatPump. Once refrigerant was removed from lines and AHU I removed old txv and installed new one. Made sure seals were correct and connection was tight. Pressurized System with 400psi of nitrogen and held. No leaks found. Put sensing bulb into place and removed nitrogen. Vacuumed system down to 500micron and held. No leaks found, vacuum held. Opened up valves and let system pressures stabilize. Returned power to unit and ran ac. Superheat 8, Subcool 9, delta t at Evap 23. Let system satisfy thermostat. Unit operating normal. Customer also asked me to take a look at High fan speeds whenever heat is running for first floor system. Found differential settings were not enabled and aux heat lockout was not enabled either, finally system was setup for finish on high stage heat. Enabled aux heat lockout for 40 degrees. Also removed finish on high stage heat so unit will run more efficiently. Both units are operating normal.

Upon arrival customer mentioned that he doesn’t think top floor ac unit is working and wanted verification if bottom floor unit was working properly. During diagnostics I called for ac for top floor system. Found indoor unit running but outdoor unit now. System tripped on pressure fault. Reset fault and put on gauges to find No Superheat and No Subcooling. Opened up AHU panels and adjusted TXV but I’m not seeing any difference in refrigerant pressures. TXV needs to be replaced. Then went to main floor system and called for ac. Put gauges on system and checked operation. Found normal Superheat, normal subcool, and normal delta air temps. Unit seems to be operating normally. Need to return to replace top floor txv. Part order form has been uploaded. Office please follow up with customer on return to replace txv.

Changed out thermostat and checked operations . Went through completed operations on AC because costumer has had issues with water damage . Thermostat is operating properly . Had it satisfy twice in heating and twice in AC . System is working properly .

Unit #1, the inverter system began operating on cooling after being reset. The charge was 12oz low but no leaks detected. I cycled the unit several times from test mode and from the thermostat and it’s op normal. The only fault code registered is blower limit, but all dipswitch settings are correct. If problem reoccurs a technician needs to come out when the6 can call tech support. Unit #2 was off at the outdoor unit because of multiple low pressure trips. I went into the attic and found the air handler was set for y1 only which is low cool. I jumpered y1 and y2 so that the blower will move twice the airflow and then checked the charge, unit operating normal. I called service manager to let them know what I had found and done.

Warranty call when arrival customer explained to me what happened customer set point for thermostat 63 *F house temp 70*F unit running nonstop set unit to call for cooling also checked electrical connections checked voltage and amps I cannot find the problem I call tech support for water furnace I over some diagnostic with tech support the problem was the T-stat is bad I gave quote for customer accepted I ordered the parts we have to come back to replace the thermostat unit tested unit operating normal without thermostat problem. Also I have case# 479485 name T-stat-Tpcc32u01. No payment collected.

Installed the gateway device and paired it to the main levels thermostat. Customer has to finish the setup and registration process. In regards to the airflow, I trimmed the airflow by 10% using the settings in the Comfort Net menu of the thermostat. The outdoor temperature was displayed correctly. The upstairs unit uses a different thermostat that is already connected to WiFi.
